Support the Business Manager in maximizing the value of the owners’ investment, while balancing the needs of the residents. Execute new lease and lease renewal processes. Collect and process monthly rent payments promptly, generate late rent letters and file unlawful detainers as appropriate. Process accounts payable and monitor budget throughout the year ensuring compliance.Notable Accomplishments: Value add property including a 1.4MM Clubhouse renovation. Currently operating in year two of total three year property rehab (signage, common areas, unit renovations - 490 total units, etc.). Increased PSF from $1.11 at acquisition (05/2016) to $1.21 as of (12/2017). In 2017, 61.25% of residents renewed with an average of a 4.49% rental increase. Ability to maintain controllable delinquency below 0.05% several times per Owner expectation.
