April 2023 to Present• The sole responsibility for a portfolio of 450+ rental properties, both individual and HMO, ensuringthey generate profit and are maintained within a gold standard• Coordinate all property related activities, to include but not limited to; maintenance, managingemergencies, finance, insurance claims, collections, rent arrears, conflict resolution, generating ofTenancy Agreements.• Overseeing a team of Property Managers: to include onboarding of new team members• Provide guidance, set KPI’s, handle disputes and conduct performance evaluations, interviews ofprospective Property Managers.• Team management• Personal time management• Managing change and development within the ever changing model• Liaising with landlords regarding their portfolio, profit and loss, rental and management.• Market evaluations to ensure the appropriate rental amount• Generating Tenancy Agreements to ensure full adherence to current legislation• Property compliance; EPC, EICR, GSC• Liaising with landlords for insurance claims, managing the claims from conception to completion• Liaising with landlords and obtaining consent for remedial works to be completed by contractors.• Chasing of landlords for payments• Leading with clear boundaries and expectations, with a willingness to listen and negotiate asuitableoutcome for all parties involved.• In an ever changing economy, ensuring the business model continues to be profitable andamenable for both staff and landlords• Keeping compliant with current legislation to include Section 8, Section 13 and Section 21Liaising with legal on a regular basis• Attended properties and performed inspections and compiled reports for landlords• Completing check-out reports at the end of tenancies for deposit disputes and returns to tenants.• Deposit disputes; ensuring landlords pay all costs where needed, ensuring tenants are deductedfrom the deposit where needed.• Competent with DPS, Reposit, TDS schemes
