Sooner’s business strategy is to acquire “value add” properties, implement strategic capital improvements and professional “hands on” management. The result has been successfully achieving maximum rent and occupancy levels in the market. This strategy has positioned the properties to be sold for maximum value after an investment period of 2-5 years. Sooner’s average IRR has exceeded 25% on all of its investments.

Keith joined the Avison Young team with 30 years of diversified commercial real estate experience throughout the southeastern United States. Prior to Avison Young, Keith was a principal and managing director of Front Street Management Group (FSMG), which was sold to Avison Young in 2019.

Front Street Management Group ("FSMG") managed 25+ properties in excess of 1,000,000 square feet in North Central Florida, consisting of retail, office, industrial and multi-family type assets, including student housing. During the period 2015-2018, FSMG’s property management team increased the Net Operating Income (“NOI”) at it’s fee managed properties $1.1M (37%), creating $13M in additional value for their clients. Front Street was sold to Avison Young in January 2019. FSMG services included 24/7 facilities management, lease administration, tenant relations, leasing and accounting, specializing in the management of capital improvement projects. FSMG’s management philosophy was to treat our client's money like our own with “hands on” property management. We assisted owners with property assessments, due diligence, underwriting, market research, property inspections and other consulting services. FSMG managed Innovation Square for the University of Florida. Innovation Square is a 40 acre urban master planned development designed to be a live/work/play research community envisioned by UF. Future development includes 4 million square feet of office, retail and apartments. Managment responsibilities included the 720 Building (formerly Ayers Plaza), an existing 135,000 square foot building located within Innovation. FSMG originated, implemented and managed the parking plan for 800 parking spaces and administered the owner’s associations. FSMG increased the NOI 134% at Innovation Square from April 2016 to December 2018. FSMG's portfolio also included Gainesville's premier mixed unit development, Tioga Town Center, consisting of 110,000 sf of retail, restaurant, office and 40 luxury apartments. The NOI was increased 19% from April 2017 to December 2018.

Gainesville Real Estate Management Company, Inc. ("GREMCO") was the general partner and property manager for 14 limited partnerships that owned 1,500 apartment units, 50,000 square feet of commercial space and land held for development. Aggregate value was approximately $50 million. All properties were located in Gainesville, Florida and managed by GREMCO's 40 talented employees. Responsibilities included the acquisition, capital structure, profit and loss, and disposition of partnership assets. Net operating income ("NOI") was increased an average of 10% annually for 19 consecutive years. 1993 cash flow was $300,000 when Crutcher began managing the portfolio. During the following 19 years $70 million in cash flow was distributed to ownership. Development experience included the land planning, design, site plan approval, financing, construction and marketing of several apartment and retail projects, all resulting in a return on investment ("ROI") exceeding 25%. GREMCO fee managed properties for select high net worth individuals and institutions, provided consulting services and served as both a court-appointed receiver and expert witness.

Responsible for the property management of 10 multifamily and retail properties located in Florida, Georgia, North Carolina, Tennessee and Kentucky. Equity Residential, founded and controlled by Sam Zell, is the largest apartment owner in the U.S.
