Managed design, entitlement, construction and cost control for a 1.5 million square foot luxury high-rise condominium project. Solely responsible for entire day-to-day construction and development activities as well as monthly reporting to equity partners and lenders.Project Facts and Accomplishments • 541 luxury condominium units in two 42-story towers connected by a common podium• The construction contract alone exceeds $330M with less than $4M in change orders• Closed out construction contract without claims in 90 days. • The project budget exceeds $436M.• The construction schedule exceeded 3 years (started January 2006).• During initial excavation contaminated soil was found that extended 25’ below planned bottom of excavation, and into the groundwater. This required removing 32,000 CY of contaminated soils and cleaning and monitoring groundwater, all at costs exceeding $1.5M.• Survived 2 major market-wide labor strikes. • Survived 2 major snow storms.• Required by city to redesign entire structural system . Negotiated new scheme which added moment frames up entire towers. Completed new design & obtained approval in 2 weeks. Renegotiated subcontractor work an GMP modification of $4.7M, without incurring stoppage or delay in construction.• Negotiated a new GMP and closed on $342M in loans, all simultaneously• At its peak there were over 900 men and women working on the construction site.• Over 2,500 RFI’s (Requests for Information) were issued and answered. • Over 500 CPN’s (Cost Proposal Notices) were issued and processed
