End to end financial modeling of new construction and substantial rehabilitation development projects for the Low Income Housing Tax Credit program• Perform effective underwriting and financial structuring/restructuring of 10 to 12 development projects for the Low Income Housing Tax Credit program per year.• Execute stress tests on above models to effectively mitigate risk (ex – evaluate impact of rising interest rates, falling rents, increased vacancies, etc.)• Responsible for the monthly preparation and submission of all equity financing requests in accordance with Limited Partnership Agreements and Investor Finance Agency requirements resulting in an improved, streamlined and enhanced submission process.• Coordinating the submission of the Low Income Housing Tax Credit Final Allocation document packages in accordance with state finance agency requirements for issuance of tax Form 8609 within 120 days of project completion.• Manage the construction projects’ 10% carryover allocations and cost certifications with the state financing agencies.• Work closely in partnership with the Director of Closings and Director of Finance to effectively streamline the final loan closings or loan conversions process.• Interfacing with the construction accounting staff on various investors, lenders, state agencies, and outside parties on all development finance matters.• Ad-Hoc reporting and tracking of construction development projects.
