My role as Director of Management Support Service Business PEMCO is the fruition of a fulfilled career in engineering, technical management and property management across a host of sectors.Years of managing projects, teams and situations has allowed me a unique skill set of which I am pleased to action at PEMCO and pass on to my team of professionals.

Reporting to the Managing Director, the position involved full responsibility for an UK-wide FM team of 225 site-based staff, 8 Regional Operations Managers and overall control of an annual operational spend in excess of £150 million. Responsible for setting the strategic direction for all facilities management operations across a diverse portfolio of managed property comprising industrial, retail and commercial real estate across the UK.Principal duties and achievements in the role:Restructured the entire operational management infrastructure of the business. Set up and launched an entirely new UK office base in Manchester city centre. Recruited entirely new roles into the operational management team (Regional Operations Managers) across the UK and negotiated and re-issued all FM site-based staff job descriptions.Introduced an entirely new internal charging methodology for the business resulting in an additional revenue stream in excess of £500k annually.Acted as principal project manager for the introduction of an electronic Purchase to Pay (P2P) system. This £1million investment led to a significant reduction in Accounts Payable department costs with a planned payback period of just 18 months.Restructured the entire FM procurement department with the introduction of strict approved suppliers' criteria and mandatory national framework agreements. This resulted in a reduction of individual UK supplier numbers from 13,000 to 3,000 over a period of three years.Launched a strategic supplier rationalisation programme designed to reduce the principal UK supplier base down to single figures by entering into strategic partnering-style arrangements with larger FM services providers.

Lend Lease, London WC2Internal promotion to the role of Risk Manager for Lend Lease Europe (LLE). Responsible for the provision of strategic risk management services throughout the European region including safety, health & environment management, crisis management and business risk management. This was a newly created role reporting directly to the European CEO. The role involved the provision of specialist support services to those people "in the field" who had day-to-day responsibility for these disciplines, working closely with both site-based staff and with the Corporate Risk Management Group in Sydney, Australia, to ensure the consistent implementation of global company policies for all three disciplines. The role involved regular travel throughout continental Europe visiting both properties under construction, completed properties and regional offices.Principal duties and achievements in the role:Integrated all risk management activities between the company and the newly acquired construction business, Bovis Engineering plc.Introduced "triple bottom line reporting" into all the company's business activities in readiness for the launch of a Global Corporate Sustainability Programme.Developed an integrated IT system to carry a health, safety & environmental management and reporting vehicle, using the corporate intranet as a global entry portal.Introduced performance benchmarking (against Northern European best practice) and the setting of new health, safety and environment standards for the company.Introduced an independent 'third party' health, safety & environment audit and inspection programme for all company properties and sites.Drove the Bluewater shopping centre to successful accreditation to ISO 14001 - the first shopping centre in the world to achieve this prestigious environmental management award.

Bluewater Management, Dartford, Kent.Operations Director of the largest shopping centre in Europe, Bluewater in Kent. Bluewater consists of 320 retail stores and has an internal capacity of 50,000 people. Responsible for the entire operational services and facilities management operation of the business, including the management of contracted facilities services incorporating engineering maintenance, security, housekeeping and waste disposal services, and full financial control of an annual service charge budget of £6.6M. Fully involved in the overall asset management of the business as a senior member of the management team reporting directly to the Managing Director.Principal duties and achievements in the role:Set up the entire operational management infrastructure of the business from new.Recruited the entire operational management team of 20 managers and oversaw the subsequent line management and contract management of 300 operational staff.Ensured that Bluewater and its management met all their obligations under Health & Safety legislation including the production of 11 policies and procedures manuals, risk assessments, staff training and safety performance auditing regimes.Acted as principal "competent person", "duty holder" and "record keeper" for all statutory issues, along with relationship management of all local authorities in relation to formal approvals, agreements and ongoing co-operation.Acted as principal contact with Kent Emergency Group (fire, police and ambulance services) and managed all disaster recovery and business continuity issues and implemented and documented appropriate control measures and risk management strategies. Undertook a major table-top disaster simulation exercise in conjunction with all regional emergency services agencies.Launched the development of an ISO 14001 environmental management system.

Norwich Union, Queensgate Centre, Peterborough, Cambridgeshire.Operations Manager of a (90,000 m3) enclosed shopping centre, housing 100 retail stores, extensive back-of-house service areas and an underground goods delivery complex, all on 22 acres of city centre estate along with the city coach and bus station and some 2,400 multi-storey car parking spaces. Responsible for the entire technical services and facilities management operation of the business, including the management of the contracted services of specialist engineering maintenance, security, housekeeping and waste disposal services, in addition to an in-house team of 95 personnel, and full control of an annual service charge budget of £1.8M.Principal duties and achievements in the role:Fully involved in the overall asset management of the business as a senior member of the management team reporting directly to the Centre Manager. Day-to-day duties included duty management, customer complaint handling and resolution, maintaining service delivery standards, and continually pro-active customer and retail tenant interfacing.Involved for two years as the prime driver of business cultural change utilising ‘Total Quality Management’ and ‘Business Process Re-engineering’ methodologies. This led to the major restructuring of the organisation’s personnel, the removing of management positions that added little value to the business, fresh staff recruitment, training and team building exercises, re-writing operational policies and procedures manuals, the introduction of NVQs, multi-skilling of the service delivery workforce, and the introduction of a customer service ethic into the security and car parking departments.Undertook a full revision of all health and safety management systems and risk asessments for all operational tasks. Also responsible to Norwich Union as safety auditor for all group shopping centres, involving extensive travel throughout the UK.

Maintenance Manager of a large (6 acre) 4-star hotel, consisting of 135 guest rooms, bars, conference suites, 2 restaurants, and large in-house leisure complex with swimming pool. Responsible for the entire operation of the maintenance department, including a staff of 6, and full financial control of the departments' budget. Duties include the day-to-day maintenance of the building structure and of all the mechanical and electrical services throughout the hotel, including care of boiler plant, refrigeration, and air conditioning systems, and the operation and development of the buildings' computerised building energy management system (BMS).Principal duties and achievements in the role:Involved in Duty Management shifts, with responsibility for the entire operation of the business, in the absence of the General Manager, twice weekly.When appointed to the post, the building was still under construction, therefore, consequently responsible for the initial setting up of the maintenance department, and overseeing the start-up and commissioning phases of all building engineering services plant and equipment. Developed strong working contacts with building services design engineers, architects, interior designers, and specialist contractors.Responsible for the planning, implementation and monitoring of a computerised planned-preventive-maintenance system for all major plant and building services.Successfully assisted the company in achieving BS9002 Quality Assurance award.Responsible for the implementation and monitoring of the health and safety policy, COSHH, water quality and fire safety and safety training for all staff departments.

Design Engineer responsible for technical services input into a business design group. Duties included technical feasibility studies of commercial building refurbishments, including the design of lighting, heating and communication systems within modern commercial environments. Particular responsibility for obtaining Building Regulations Approval and cost control of projects. The position required extensive use of computer-aided drawing equipment and close client/architect contact.
