Reporting to the Managing Director, the position involved full responsibility for an UK-wide FM team of 225 site-based staff, 8 Regional Operations Managers and overall control of an annual operational spend in excess of £150 million. Responsible for setting the strategic direction for all facilities management operations across a diverse portfolio of managed property comprising industrial, retail and commercial real estate across the UK.Principal duties and achievements in the role:Restructured the entire operational management infrastructure of the business. Set up and launched an entirely new UK office base in Manchester city centre. Recruited entirely new roles into the operational management team (Regional Operations Managers) across the UK and negotiated and re-issued all FM site-based staff job descriptions.Introduced an entirely new internal charging methodology for the business resulting in an additional revenue stream in excess of £500k annually.Acted as principal project manager for the introduction of an electronic Purchase to Pay (P2P) system. This £1million investment led to a significant reduction in Accounts Payable department costs with a planned payback period of just 18 months.Restructured the entire FM procurement department with the introduction of strict approved suppliers' criteria and mandatory national framework agreements. Fully involved in the overall asset management of the business as a senior member of the management team reporting directly to the Managing Director.Principal duties and achievements in the role:Set up the entire operational management infrastructure of the business from new.Recruited the entire operational management team of 20 managers and oversaw the subsequent line management and contract management of 300 operational staff.Ensured that Bluewater and its management met all their obligations under Health & Safety legislation including the production of 11 policies and procedures manuals, risk assessments, staff training and safety performance auditing regimes.Acted as principal "competent person", "duty holder" and "record keeper" for all statutory issues, along with relationship management of all local authorities in relation to formal approvals, agreements and ongoing co-operation.Acted as principal contact with Kent Emergency Group (fire, police and ambulance services) and managed all disaster recovery and business continuity issues and implemented and documented appropriate control measures and risk management strategies. Undertook a major table-top disaster simulation exercise in conjunction with all regional emergency services agencies.Launched the development of an ISO 14001 environmental management system.

Responsible for the entire technical services and facilities management operation of the business, including the management of the contracted services of specialist engineering maintenance, security, housekeeping and waste disposal services, in addition to an in-house team of 95 personnel, and full control of an annual service charge budget of £1.8M.Principal duties and achievements in the role:Fully involved in the overall asset management of the business as a senior member of the management team reporting directly to the Centre Manager. Day-to-day duties included duty management, customer complaint handling and resolution, maintaining service delivery standards, and continually pro-active customer and retail tenant interfacing.Involved for two years as the prime driver of business cultural change utilising ‘Total Quality Management’ and ‘Business Process Re-engineering’ methodologies.
