: Monitor and coordinate daily activities in conjunction with the in-house architect, project managers, interior designer, assistant designer, cabinet designer and field personnel as it relates to each project. Review of all plans with project managers for accuracy and clarifications as necessary to obtain accurate bids. Manage and issue RFP’s with detailed specifications and bid instructions. Upon receipt of RFP, review for accuracy, compliance with company required specification and schedule requirements, draw schedules and project cost with itemized unit costs. Coordinate and organize all documentation and scheduling of vendors for required pre-bid site visits. Maintain pre-bid vendor logs for attendance. Perform material take-offs as needed and forward to vendors for pricing. Continual evaluation of current and new vendors as necessary to maintain production requirements. Thorough knowledge of multi trade blue print understanding, building codes and construction methods.

Submission of material quantities to vendors for bid pricing, negotiate with vendors for the best pricing, order material and rental equipping to maintain scheduling and lead times, track order status and follow up communication with the field. Track order status and forward to the field. Confirm quantities, log, and approve payments for delivered materials via receiving sheets from the field. Resolve delivery issues with vendors such as shortages or damaged items. Schedule and track all FF&E deliveries from client’s warehouse as needed. Document any damaged FF&E items via field photos and submit damage with loss report to client’s purchasing department. Locate and negotiate cost for temporary housing of field crews. Assist with estimating as deemed necessary. Compile documents for close out packages. Create, update, and maintain master order spreadsheets for each job and forward to job superintendents. Complete a job start up sheet listing all local vendors, subcontractors and hotels including full contact information, provide to the field personal. Continual review of budget vs. costs to ensure accurate costs. Periodical review of principals and procedures to formulate procedures for the most cost effective programs. Review and process all required documents to assure accuracy and project compliance.
