Sourced an attorney with expertise in energy, business structure, and private equity to develop TIC documentation, edit offering memoranda, and secured DOR approval for the unique structure. Developed Index Community Solar and replicated the process for the 3X larger Wood Stone project. Contracted the PV installation, coordinated permits, and secured approvals for state credits. Arranged for PSE grid connection and net metering. Optimized ROI via the State’s Renewable Energy Cost Recovery Program and Federal tax credits.

Fremont Green – Developed five Built Green 4-star townhomes. For sale, zero lot line, infill project.Summertree Apartments – Sourced, secured, and performed due diligence on a 68-unit, rent-restricted apartment in Tacoma's Hilltop neighborhood. Secured debt and equity financing for renovations and a management turnaround carried out by Grossman Services.St. James Apartments – Sourced and secured a 52-unit, 5-story historic brick apartment in Tacoma, including due diligence, project scoping, capital improvement budgeting, debt financing, and raising equity. Grossman Services managed project operations. Negotiated an earnout rehab/perm loan with post-rehab rent increase incentives and PSE/BPA energy improvement grants.Columbia City Green – Financed and co-developed two Built Green 5-star single-family homes; both homes were for sale, infill projects.

Co-managed a $32 million operating budget and 2 million square feet of residential, retail, and office space, including the iconic Queen Anne High School and Uwajimaya Seattle. Facilitated strategic reviews and business planning. Managed capital projects across the portfolio, developed scopes, and contracted with and oversaw trade vendors. Co-supervised property teams totaling over 80, including hiring and onboarding.🔹Facilitated the broadening of third-party management, contributing to the launch of Blanton-Turner by splitting off Lorig Management, independent from Lorig Development.
