Lead property management operations, asset redevelopment, construction and project management, and maintenance service operations for the owned and fee-managed portfolios.• Delivered $163.1MM of portfolio CNOI (within 2% of budget) & $581K of corp. NOI on $8.8MM of fees (on budget).• Closed on financing for a $244MM+ 5-year renovation of a 981-unit property in Los Angeles County. This included negotiation and execution of $196MM GMAX construction contract, bonding, and project-specific insurance policies. E&S Ring acting as overall Construction Manager and direct contractor for $21MM of project costs.• Developed acquisition business plan as a growth and diversification vehicle for the Ring family assets – included market selection and strategy, base investment plan with structure and return parameters, and investor pitch book.

Led Rose Community Management (RCM), an operator of an owner-managed portfolio of more than 12,000 apartments in 11 states coast-to-coast with ~350 employees. A member of Management Committee for Rose Companies.• Restructured RCM corporate operations in mid-2020 to align the P&L with industry benchmarks, updated the org reporting structure, and revised the corporate allocation methodology to rationalize chargebacks from the parent.• Produced solid portfolio CNOI performance, exceeding budget by 3.1% in 2020, and just missed budget by 1.1% in 2021 in a highly challenged pandemic environment. Developed weekly and monthly KPI reporting to better track and improve operational and financial performance.• Revised the Rose corporate governance structure to formalize cross-departmental decision-making process, reduced senior leader concentration risk, and allowed junior leadership opportunities with committee assignments. • Overhauled annual talent management process in partnership with Human Resources to include new competency-based annual review, business-wide annual talent reviews, succession planning, and individual development plans.• Updated policy and procedure manual, revising all documentation into a new a digitized and searchable format. All supplemental forms and documentation linked for reference to improve onboarding efficiency.
