• On-site construction manager acting as owner's rep to ensure project progress on multi-million dollar projects• Log and track RFIs, PCOs, Submittals, correspondence and all project documents• Review all RFIs and coordinate with corresponding parties (architect, engineer, contractor, owner, and user)• Monitor project progress and ensure work schedule• Act as liason between user groups, designers, owners, and contractors• Maintain document control system• Assist in developing independent estimates for proposed changes / change orders• Coordinate shop drawings / submittal review and approval process• Assist with monthly updates to the master schedule• Coordinate punch lists, final inspections, and reviews O&Ms

• Ensure progress with our project by communicating and coordinating between owner, architect, and all consulting parties (cost estimating, traffic, utilities, dry utilities, geotechnical, etc). Meet with city departments to maintain city compliance• Perform site analysis, estimation, architecture designing, development, and construction management• Utilize knowledge in both architecture and engineering to bridge between the development/entitlement team and the architecture/engineering team• Understand the process of architectural design, technical development, and the construction of large complex projects• Assist in design and manage on-going large scale projects• Assist with programming schematic design construction documents and quantity take-offs• Assist with the development of construction documents on large projects and tenant improvements• Prepare project estimates and architectural plans as requested• Manage and coordinate with contractors and venders for bids, scope of work, change orders, and timelines• Consult with other professionals and incorporate multi-disciplinary team for building projects• Communicate between offices and professionals located in Beijing, Vancouver, Los Angeles, Shijiazhuang, and Hong Kong in English, Mandarin, and Cantonese• Resolve problems and issues that arise during construction• Ensure that the environmental impact of the project is managed• Manage ongoing building development projects• Solve design problems and coordinate solutions with the project teams• Compile and have knowledge of the city requirements to ensure project feasibility• Construction designs elementary architectural assignments to ensure client requirements are met within practical restrictions• Prepare architectural plans and renderings• Perform design computations, compile data, and complete architectural assignments• Support both the development team in engineering, cost analysis, and also the architecture team in design
