Sat on calls with brokers presenting their Broker’s Opinion of Value (BOV) and prospective buyers for a new Black Rifle Coffee plat in the same project.▪ Created an Argus Enterprise model for the developing retail project “Verrado” in Buckeye, Arizona through extracting lease details and options from contracts, operating expenses and capital contributions from financial statements, and amortization of construction and permanent loans from loan documents.▪ Utilized the aforementioned Argus Enterprise model to determine the capability of meeting the DSCR loan covenant, necessitating a capital call totaling ~$300,000.

In summer of 2021, I created a series of educational videos on leaders within the AAPI community, and have reached out to 3 high school history teachers and the history department at my school to present the documentary “Far East Deep South.” I have engaged in community outreach, registered over 50 new voters outside community events and centers before the local election cycle, engaged in grant proposal writing, and expanded the internship program from 1-2 interns to 5-7, defining concrete roles and jobs for each intern.
