Financing Request Packages Included: Loan Request Details, Subject Property Description, Source & Uses, Financial Analysis, Area Description, Organizational Chart, Rent Roll, Lease Comps, Building & Land Sale Comps, Expense Comps, and Maps. • Proposal for repositioning and releasing of a commercial office building in Torrance, CA for Hudson Pacific Properties Inc., and presented proposal of 80+ executives. Proposal Included: List of Targeted Tenants, Market Statistics, Competitive Set, Marketing Plan, Capital Expenditures, and Execution Plan. • Underwrote multifamily properties valuing $5-$30 Million. • Prepared analysis of discrepancies between P&L and tax returns for a portfolio of properties over 3 years. • Prepared due diligence items and needs list for borrowers (i.e. Schedule of Real Estate, Personal Financial Statement, Estoppels, SNDAs, etc.).• Prepared summaries of LexisNexis background checks, tax returns, lien waivers & invoices, loan documents, and real estate assets of borrowers.

• Prepared the investment summaries for class A value-add office buildings in Austin, Chicago, Dallas, Houston, Lake Tahoe, Midland, Miami, Seattle, etc. valuing $50 million - $200 million which were sent to potential debt and equity financers. Investment Summary Included: Action Plan, Opportunity & Strategy, Overall Market Statistics, CBD Market Statistics, Major Tenants, Floor/Stacking Plan, Ingres/Egress, Lease & Sales Comps. • Analyzed and forecasted REIS rental rate trends for class A office buildings in Dallas and Seattle. • Analyzed and prepared a summary of elevator work orders for the CEO to assess repositioning strategy. • Created DCF financial models for commercial properties. • Prepared lease abstracts of office buildings being acquired. • Created and updated a database of rent comps for multifamily properties in Madison, Kansas, and Houston. • Updated the monthly draw with current invoices for the multifamily assets.

• Conducting organic chemistry lab research that aims to develop a Lithium ion receptor in the Jonathan Sessler lab group.

• Conducting research on 2D nano materials in the Vanden Bout group.• Research aims to develop a method for large area synthesis of crystalline molybdenum disulfide monolayers grown via chemical vapor deposition (CVD).

• Designed a research project in the Joseph T. Hupp lab group looking at the electron kinematics between organic and Ruthenium based dye sensitized solar cells in order to improve solar conversion efficiency• Constructed over 80 dye sensitized solar cells • Analyzed data with over 20,000 data points per spreadsheet using J-V curves, Incident Photon to Current Conversion Efficiency (IPCE), and Electron Lifetime in Excel

• Selected as the keynote speaker for the induction ceremony of the program and presented to an audience of 100 people• Helped students with writing a scientific paper, and performing experiments in cell culturing, and 3D printing

• Analyzed and summarized Daily Solar Cell Production Data in Excel; Includes determining Wafers with the best and median efficiency, and other parameters for J-V Curves• Shadowed various technicians, engineers, and other departmental employees in the Characterization Lab.
