Conduct financial analysis of all properties acquired: cash flow analysis, expenses analysis, cap rate, future equity appreciation, etc.Negotiate directly with Realtors, Selling Agents and Private Owners on multiple creative financing deals. Develop and maintain reproducible systems and processes to help streamline property searches, financing and property managementOversee contracted staff in marketing and leasing rental properties topotential tenants. Proactively evaluate credit and rental history of tenants to ensure thatthey meet the residential selection criteria.Assist prospective tenants through the approval process prior to renting. Complete invoices for rental payments to ensure timely processing.Enter payments into accounting system, along with posting journalentries, preparing bank deposits, and processing security deposits. Responsible for filing legal documents for non-payment of rent andarranging court proceedings where necessary. Maintaining quick turnaround of communication with tenants and contracted staff to ensure fluid and reliable communication. Solicit and evaluate bids from contracting teams to ensure that bottomline is met. Manage contracting staff in maintenance work to ensure high quality. Maintain client relationships in order to generate lease renewals.
