As the general manager, with over 200 homes, I am continually massaging the business plan to best meet the needs of each one. I serve as a liaison between multiple parties including investment partners, real estate personnel, rental unit managers, construction contractors, maintenance crews, security crews, and city inspectors. I oversee property and landscape maintenance, security, and vacant home compliance. I am further responsible for selecting and coaching crew supervisors, assigning accountabilities, appraising job results, and maintaining an environment of encouragement and growth. Responsible for the management of home remodel construction projects beginning with the pre-purchase inspection and following through to the rental of the property, including the development of project scope, schedule and budget. Provide oversight of up to ten construction projects at a time while simultaneously responsible for the general maintenance of 180 homes. Facilitate effective communication between construction crews and investors to ensure all project details are accurate, up to date, and reported in a timely and efficient manner. Other responsibilities include: developing employee training and evaluation plans and interacting with city inspectors regarding vacant housing monitoring, construction permits and inspections, and rental housing inspections.

I worked as a transportation consultant in the Sacramento Region. I was responsible for a variety of transportation planning work including operations analysis, environmental documentation, traffic impact studies, and speed surveys. My job required a knowledge of Citilabs and TransCAD modeling software, Syncho, Traffix, and HCS opperations software, and Microsoft Excel and VBA.
