Examine and verify the accuracy of documentation such as public records, deeds, property title records, property ownership, leases, surveys, contracts, and agreements needed to produce a clear title. Provide support closing team to resolve any issues or discrepancies to produce a clear title. Demonstrate advanced knowledge of complex title matters including, but not limited to, probate, foreclosure, trusts, guardianship, bankruptcy, and tax deeds.

Underwriting various real estate transactions wich include purchase, refinance, foreclosure, short sale, seller side coordination, duties include but are not limited to reporting any liens, defects and objections to title that must be paid or removed from title before a policy can be issued; set forth exceptions, such as subsequent taxes, restrictions, easements and any matters which will not be satisfied prior to closing; issuing endorsements, check requirements; work close with Attorney's as well as Lender's to clear any title issues that may be reported; insure title orders have been placed correctly and insure delivery of commitments in strict deadlines.

Supports the Closing Function. Ensures all information is complete and accurate, all standards, guidelines, policies and procedures and regulations are followed. Focus is on Residential transactions of complexity and/or industry specialization (focusing on a Purchases, Short Sales and Foreclosures). Reviews all title work to insure all title requirements are met and/or cleared. Coordinates with all parties to set time for settlement; review closing paperwork that clients have signed.

Review of title search to determine vesting, requirements, and exceptions for issuance of a title commitment and/or title policy; monitor and process all order types and folders for the Title Underwriting Department; identify any potential title problems and understand and propose resolutions for those problems; research and resolve discrepancies; work with internal and underwriting counsel on complex problems requiring extensive curative work or higher level approval for policy issuance; work with Clients, Borrowers and third parties to resolve any title problems in a timely manner; maintain an understanding of the pipeline of orders, and be able to prioritize orders based on client and company designated key performance metrics; address inquiries from clients, borrowers, agents, and internal staff in a professional and timely manner; maintain open communication with other team members and team leader; follow up on rejected files; meet minimum production goals and quality requirements as set by management; perform all other duties when, assigned.
