When the economy brought construction to a halt, I quickly transitioned the business to stay profitable. I sold off the developed land I owned, identified land available for building, and led a lean team to complete construction.KEY WINS:$ Applied financial savvy and leveraged bank relationships to build 3-4 houses per year, realizing $2+ million in sales annually in the down market.

As Advocate Homes grew, the business spun off an acquisition arm. I served on the 3-person management team of the newly formed regional land acquisition and development firm, handling acquisition deals, conducting due diligence, negotiating, and finalizing raw land purchases.I was entrusted to manage banking relationships to obtain financing for development and administered contracts and agreements for projects throughout the region.KEY WINS:$ Acquisition Analysis: Doubled investment in 274-lot development, using market reports and absorption rates to locate land and analyze $15 million investment.$ Due Diligence: Maintained an average 45% equity in land acquisitions by developing system to ensure accuracy and feasibility of contracts and examining documents to determine viability for development.$ Negotiation: Negotiated developer’s agreement with Johnstown officials to move $5 million project forward, presenting construction drawings and working with town to finalize plan.

Seeing an opportunity to round out the development and acquisition process by handling the land construction process, I launched Buckhorn and grew it to $2.5 million in annual sales and 50 employees. I directed 2 foremen in construction of utilities, oversaw capital investment, developed and managed budgets, and led equipment maintenance. To speed projects to completion, I met the challenge of navigating municipal systems to obtain permits. I collaborated with government agencies and engineers to ensure proper construction design, erosion control, and storm water management.KEY WINS:$ Project Management: Developed 600 lots in 5 subdivisions in little more than a year, consistently finishing on-budget and ahead of schedule with lean team, overseeing internal staff and subcontractors.$ Planning & Development: Developed 274 lots 30% faster than scheduled, working with engineers on construction drawings in parallel with contract negotiation, reviewing with town of Parker and water/sewer districts, and pulling together team of internal and subcontract work to complete project on budget.$ Municipality Interaction: Obtained entitlements for 1,200-lot development in Firestone, presenting final development plans and construction drawings for approval at town council and working with engineers to complete construction.$ Construction Management: Piloted 30- and 140-lot developments in flood plains, negotiating lengthy process to obtain Army Corp of Engineers approval; working with Urban Drainage, EPA, FEMA, and local authorities to address drainage and wetland areas; and cleaning debris 30 feet deep to rebuild land for construction.

Recognizing market trends, I turned 30 newly constructed single family homes into a rental business. I had worked hands-on to build these homes from the ground up, and saw the opportunity to gain additional revenue through managing the rental business. I managed the business operations, finances, and collections using QuickBooks.KEY WINS:$ Business Strategy: Capitalized on changes in tax laws, devising plan to hold real estate investments throughout significant market gains.$ Business Development: Built business to $60,000 per month in rent and drove sale of homes at market peak.

When I joined Advocate Homes, they were building 50 homes a year. In our biggest year, we built 250 homes with $200 million in annual sales and employed more than 200. I advanced steadily within organization as it grew, building hundreds of houses from the ground up, leading projects and marketing efforts, and bridging the gap between acquisition, land development, and construction organizations. Eventually, I moved into executive role and oversaw land development and supervised construction from ground-breaking to occupancy, serving as direct manager for 4 subdivision project managers.
