Director of Estimating and Purchasing is responsible for controlling and reducing costs, producing accurate Purchase Orders, building reliable sub-contractor relationships, creating policies and processes which improve gross margin, construction value engineering, reviewing of plans for errors, consistence of development, and options. Work with investors, building contractors, subcontractors, realtors and customers to acquire and ensure a quality finished product on, or below budget. Experienced in biding, pricing, acquisition, framing, roofing, electrical, plumbing, concrete, and landscape and residential floor plan design. Bid and acquire materials for additions, remodels and new construction. Lead Framer on numerous large, complex homes and basements.Evaluation of properties for real estate investment group to determine repair costs, renovation time line, property and land sub-division.Find and develop investment/capital resources for real estate investment projects.

Accountable for conducting cost benefit analysis of current technology and future technology purchases. Responsible for minimizing purchase to implementation lead times.
