• Reviewing and understanding the Lease, Requirements and Provisions for Work (RPW),Project Definition Document (PDD), Basis of Design Document (BoDD), CommissioningPlan, ISO 55001, Specifications and Design Drawings• Providing JMP input and oversight of the DB for conformance to owner requirements toinsure economical design and construction of the Asset Management Systems. • Reviewing and providing comments on submittals related to the Asset ManagementSystem design including but not limited to; RFIs, Drawings, Specifications, Shop Drawings,and component submittals for compliance to contractual requirements. • Identifying, tracking, and participating in the timely and efficient resolution of design andconstruction coordination issues between the Asset Management System and any otherelement of the building with the Manager IT Systems and DB to avoid delays and keepwork progressing• Working collaboratively with the QA/QC Manager and Commissioning Authority to ensurethat a quality product is handed over to the operating team.• Managing 3rd party contracts related to the Asset Management Systems andCommissioning that may be hired by the JMP. Management may include deciding whereto engage a 3rd party consultant on the project, overseeing the development or extensionof a 3rd party consultant contracts, tracking hours of involvement and cost against thosecontracts, and ensuring the 3rd party consultant is performing at a level that meets orexceeds expectations• Providing input and review of a Commissioning RFP, procurement, evaluation, andselection of the Commissioning Team with assistance of the Commercial Manager• Working with the ORAT team to transition the Mechanical, Electrical, Plumbing, Fire Alarm,Fire Protection and Asset Management Systems from the DB to the Facilities team.• Informing the Deputy Director Terminal Fit Out where acceptance of the AssetManagement Systems and Commissioning scope can be provided to the DB

Laguardia Airport - Terminal B

Responsible for the development and planning of Preventative Maintenance for all of LaGuardia Airport Terminal B’s Mechanical and Electrical systems (Fire Tube Boilers, Chillers, Cooling Towers, Electrical Switchgear, etc). Assists in the design and execution of any special projects that arise, and serves as the physical lead JCM Management point-of-contact LaGuardia Terminal B. Serves as the primary point of contact with client personnel for building systems and controls, technical, maintenance and operations questions and support issues. Develops, implements, and maintains an effective preventive, predictive and corrective maintenance program including task development and scheduling, routines, and performance within Maximo CMMS. Accessible to respond to emergencies when equipment is down and/or out-of-service. Reviews and updates operations and maintenance budgets and forecasts; coordinates the allocation of resources following budget approval; recommends approval of expenditures. Develops and maintains effective building-specific maintenance and safety procedures and provides training to maintenance personnel. Formulates and conducts building-related systems and equipment training. Monitors employee licenses and training activity for compliance. Oversee the operation of plant equipment which includes a gas turbine generator, (5) high pressure boilers, high voltage switch gear and auxiliary equipment. Supervise the startup and shutdown of equipment under normal and emergency conditions, and render decisions to remove equipment from service or to continue operations. Communicate with the System Operations Department on unit dispatch and outages and electrical switching. Report environmental incidents in a timely manner and prepare appropriate reports. Prepare reports associated with root cause analysis for investigation of critical incidents. Issue Operating Orders and Work Permits as required ensuring optimal operating conditions. Conduct safety talks and OJTs to reaffirm the critical importance of compliance with all applicable safe work practices and procedures, governmental regulations, and overall development of all direct reports.

Directly trained and prepared qualified candidates for the Navy Nuclear Power screening process.
