I oversee financial reporting and operations of Korea investments within Singapore based platform. My responsibilities includes the following:- Oversight of the Singapore based, third party administrator for all day to day operational matters and financial reporting. Including ensuring that the local deal team and NY team instructions are being followed accurately and on a timely basis. - Communication with the joint venture operating partners and local AG deal team on a regular basis via telephone, email and meetings. - Assist and coordinate with the joint venture operating partners/administrator in establishing a reporting process that meets AG’s requirements and monitor this on an ongoing basis. - Monitor compliance with the financial terms of the operating agreements (approvals, cash controls/signing limits, budget process, reporting, etc). - Review all property financial reports including a detailed financial statement review, reconciliation of partners’ capital accounts and cash activity/reconciliation.- Oversight of all year-end audit and tax work, as well as any local statutory audit and tax filings.- Oversight of all bank account openings/maintenance and funding/payments throughout the investment structures. - Monitor existing policies are consistently being followed and applied including the cash/banking policy.- Estimated P&L for all investments on a monthly basis. - Investment cap splits (NAV) on a quarterly basis. Ensure recording of adjustments to convert local GAAP books to US GAAP. - Detailed cash flow records for each investment detailing all equity and internal debt cash flows by investment, by legal entity, by partner in both local currency and US dollars. - Assist with any ad-hoc reporting requests from the local deal team and the NY office.

• Oversaw and led a portfolio of real estate, aviation, and hospitality clients listed on Singapore Stock Exchange. • Managed two to three engagement simultaneously; responsibilities included: supervising and assisting with audit planning, detail testing, financial statement preparation, engagement wrap-up as well as engagement administration such as resource management, maintaining budget and aiding with collections.• Responsible to coach senior associates and audit assistants in areas of technical expertise and soft skills.• Review of high-risk consolidation journal entries.• Resolved complex accounting issues and documented such issues in technical memos. Accounting issues consist of:- Implementation of IFRS 16 Leases, Amendments to IAS 23 Borrowing Costs and Amendments to IAS 28 Long-term interests in Associates and Joint Ventures- Review of significant transactions involving the acquisition of a company or equity investments in a third party. Perform control assessment in accordance with IFRS 10 Consolidated Financial Statements, IFRS 11 Joint Arrangements and IAS 28 Investments in Associates and Joint Ventures - Accounting for business combinations in accordance with IFRS 3 Business Combinations• Real estate experience comprises valuation assessment of residential, commercial and hospitality properties. Undertook the following work:- Assess the appropriateness of valuation methodologies adopted by expert in accordance with IFRS 13 Fair Value Measurements- Assess the appropriateness of key inputs and assumptions used by expert. • Share technical insights with clients and engagement team members with regards to applicable financial reporting framework such as International Financial Reporting Standards and auditing standards.

• Contribute technical insights to clients or engagement team members based on audit methodology and applicable financial reporting framework such as Malaysian Financial Reporting Standards, Malaysian Private Entities Reporting Standards and International Standards on Auditing.• Create positive learning environment by coaching junior team members to support career development.• Monitor engagement deadlines and progress to work plan.• Foster efficient and team-oriented work environment.• Execute work and present findings to team lead and managers.• Involved in audits of real estate, multinational corporation and information technology industries.
