After few months of total relaxation I found a new inspiration to stay in the real estate business. First chapter in that story was to establish a company of my own for consultations. SKC will concentrate on training and other related tasks after the establishment of GEM Property Oy.

It really was worth of it!In parallel with my vacation I started to think about whether to leave property business and find/create something totally different or stay in the real estate industry.

When Huoneistokeskus and another similar type of company SKV were merged to form Realia Group there was only one target to be set: market leadership in valuation. In few year our team managed to reach that goal and after that we concentrated on deepening our client relationships and innovating new services. The quality of our work based on extraordinary tight team work was noticed and verified by two yearly number one positions in Euromoney Magazine readers' survey.

I was asked to join the leading residential brokerage firm Huoneistokeskus and support to establish commercial consultancy business. My main task was to start valuation business from scratch and lead that service line. After two years of steady grow of the business through our nationwide valuation team we got CBRE as an international partner in the beginning of 2006 and our business really started to boom. Besides hunting euros we put a lot of effort to develop our valuation process to be more efficient and customer-friendly.

When my mission in the bank was completed I returned to Catella Property (Catella had bought Huoneistomarkkinointi during my absence). I did not want to return as a valuer or become a broker at that time, so I landed in the middle of no-mans land. Together with my boss Jussi Palmu I created for myself a role where I concentrated on serving our major clients in their challenging special service needs. This meant active cooperation with other Catella colleagues and external service providers, as well as innovative and tailored approach in each case.

I had worked intensively with various banks and learned of financiers' views and of real estate collaterals. The pressure of growing number of bankruptcies created a need to be able to handle better this "new" asset class i.e. bankruptcy real estate collaterals. I was asked to handle this challenge in one of the major banks, Kansallis-Osake-Pankki. I established and lead a team that organised internally and externally the whole selling process. In this mission I learned to handle the whole problem solving process from problem identification to implementation of solution.

Based on the high personal turnover and good feedback from the clients I become a Senior Valuer and for the first time felt that I gradually started to understand a little of what valuation is about. My responsibilities included now more client care and marketing. We continued to develop our valuation processes and reports and that innovative part of our work was what I loved most.

Due to the first investment boom in Finland in the late 80's modern commercial valuation services were needed. I was invited to join the fast growing Huoneistomarkkinointi valuation team. We soon formed a unique, hungry and innovative young team lead by Ilkka Kujanpää and truly conquered the Finnish valuation marked. My role was to prepare valuations and other consultancy services to our clients in Helsinki region and in Eastern Finland. I was soon able to rise my money-making ability to the level of best performers.

After an inspiring lecture in the university held by the "father" of the Finnish commercial real estate valuation Jouko Peltola I began to concentrate more on valuation in my studies. I got a trainee job in Maanomistajien Arviointikeskus which is a real estate consulting firm focused on agricultural valuations. My work included providing valuation reports, consulting land owners in their property related needs and representation of them in land surveys. I was lucky enough to have two experienced valuers as colleagues from whom I learned my first lessons in the art of valuation.

I was still studying in the university when I went to a local real estate agency to test my abilities as a residential broker. I loved to work with clients, found out that I can get sale mandates and close deals and got good results. However required 24/7 commitment wasn't something I was looking for. I learned a lot of trading and of human behavior and understood how challenging it is to serve private individuals in their very personal needs related to their homes. Since that I've respected good residential brokers.
