About Kris Bender

Currently, commercial retail developer and leasing director at Realty 1 out of Fulshear, TX. Business Consultant, Entrepreneur, and Real Estate Investor with 16 years’ experience in small business development and 9 years of military leadership development.I help find land, do due diligence, build retail centers, and lease space. I also help business leaders achieve their goals by sharing the principles that have made me successful – the 3 Ps: People, Process, and Product. I help help you open your business and become successful. Improving upon the product by fine-tuning business processes and investing in people, I create an inspired atmosphere where employees take vested interest in business outcomes. Whereas, it’s taken me years to learn and develop the three individual principles, it’s only in the last few years that I’ve formulated them into a winning combination for sustainable business growth, stronger cash flow, and higher profitability… but it always starts with people. My capacity to mentor and drive others comes from continual personal/leadership development, mentors who’ve shaped my character, and the diversity and outcomes of my businesses, which are not all success stories. However, I believe my first-hand losses and failures provide irreplaceable insight on building solid ‘win-win’ scenarios for all stakeholders.I have bought, developed, and sold franchise businesses and real estate; as well as, opened and closed my own restaurant. I have improved branded playbooks, created new concepts, and experienced both incredible success and devastating failure. The universality of each experience lies in understanding that every decision in a business must be a ‘win’ for all involved.Currently looking for my next ‘win-win’ opportunity, I welcome you to contact me to learn more about how my formula can help your organization create a positive culture of dedicated owners (not just employees), empowered leaders, and soaring business growth.✉ krisbender75@gmail.com; kbender@r1partners.com

  • Title Boxing Club
Franchisee / Owner ● Performance Turnaround Strategist & Leader ● Top-Performing Revenue Growth
    Title Boxing Club 2017 - 2019
    Overland Park, Ks, Us
After selling my first Title Boxing Club and relocating to Florida, I purchased another club in Oviedo – the worst-performing club of all 20 locations across the state.Assuming the responsibility for turning the business around, I developed a good working relationship with the former owner to simultaneously help her turnaround one of her other 2 clubs. By identifying the sad reality that one club was just not located in a favorable market, we focused on closing that club to funnel efforts and capital into saving and growing the stronger club. My own first-hand experience in closing a business facilitated the process to successful close. As for the Oviedo club, I led the turnaround initiative by focusing on my employees first. Once the employees began to improve, the ripple effect impacted the whole business positively. • Purchased club showing -$87K annual loss.• Grew membership from 73 to 230 in first 8 months.• Increased reoccurring monthly income from $7K monthly to $53K in 20 months. The operations process improved, our services (the product) improved, and the club transformed into the top-performing club in Florida and a top 25 performing club in the franchise, resulting in a very successful resale in February 2019.
  • Title Boxing Club
Franchisee ● Award-Winning Franchise Development / Dynamic Leadership / Sales / Revenue Growth
    Title Boxing Club 2012 - 2018
    Overland Park, Ks, Us
After graduating from APSU, I opened my first Title Boxing Club – also the 1st Title Boxing Club franchise location in Tennessee – in Clarksville. My first foray into the Health, Wellness, and Fitness industry, I applied first-hand entrepreneurial experience and knowledge to skyrocket the branch to one of the best performing clubs in the United States.Although I struggled with the business initially, I had started applying the principles demonstrated in The Profit TV show to mentor my team of employees. It wasn’t long before I identified one employee who had reached the highest level of opportunity with my club and needed an extra push to further his potential… elsewhere.I gave him one year to move on, but also offered to mentor him if was willing to take an initiative toward reaching a new goal. My interest in him impacted his drive so strongly that, by the end of the year, he had launched his own fitness company! Proud of his accomplishment, I invested in the company and was thrilled to witness the business grow cash-flow positive and debt-free it’s first year. I still mentor him to the day; and, I believe he is in a better position in life as a husband, father, and business manager from our working relationship.Meanwhile, the ripple effect of his momentum moved throughout my entire organization, positively affecting other team members and even our daily customers. The optimistic change in our company’s culture caused business to soar, growing an average 25% YOY for 5 straight years, and earning $798K in total revenue the year I sold the club.
  • Potato Bowl
Restaurant Developer / Owner ● Startup Business Development & Failure ● Invaluable Business Insight
    Potato Bowl 2011 - 2013
After selling several successful franchises, my wife and I decided to branch out on our own and start a brand-new concept – the Potato Bowl restaurant in Clarksville, TN.With great intentions, we designed the concept / recipes / brand / look / image, secured $250K startup capital, and created a playbook from our prior franchise experience. However, it wasn’t long before we realized we did not have enough comprehensive experience in strategic recipe mapping, food inventory management, restaurant startup costs, and increasingly-important social media marketing. Under-capitalized and over-stretched, we were devastated to close our doors just 2 years later.Although our dream failed, we learned invaluable lessons in what not to do in business ventures moving forward. We acknowledge our mistakes and value the lessons learned in identifying holes in a business model, developing a plan for addressing and correcting inadequacies, and making better decisions to create success.
  • Cheeseburger Charley'S
Director Of Operations ● Franchise Business Development & Standardization ● Leadership Development

During the 6-month contract, I had also successfully closed 4 mismanaged restaurants, stabilized the brand image, and enabled the Franchisor to successfully sell the Cheeseburger Charley’s brand.

Once established, we had created 35+ jobs in the community and earned recognition as the highest-volume store 3 years running.
  • Cold Stone Creamery

    Cold Stone Creamery 2004 - 2010
    Us
Started my entrepreneurship journey by opening a national concept, Cold Stone Creamery, with my wife in 2007.Although we initiated the opportunity with the company in 2004, it took a few years to cut through the final approval process. Ultimately, we signed a waiver taking 100% responsibility if the business failed due to our unapproved location choice. Once we were green-lighted, we secured $325K startup / construction budget, created 25+ jobs, and generated $600K+ in gross sales our first year.• Ranked #2 out of 40+ stores in entire South Region for operational efficiency within 6 months of opening.

Served in the Army for 9 years, climbing the ranks to a Platoon Sergeant responsible for 40+ soldiers and all platoon-level operations.Proud Achievements:• 1st Air Defense Artillery Staff Sergeant inducted into Honorable Order of Saint Barbers.• Recognized by Lieutenant General William Wallace for promotion to SFC.• Selected for Candidate to Warrant Office School.• Named 1995 Air Defense Artillery Soldier of the YearWhile the Army developed me into a good leader, it was the influence of two respected gentlemen I met along the way that shaped my character. One told me he could see my potential, but that I would have to learn so much more before I could make the most of it. He gave me a book – Rich Dad, Poor Dad: What the Rich Teach Their Kids About Money - That the Poor and Middle Class Do Not! – and made me write a book report! I ended up reading the entire series, wrote the report, and couldn’t wait to learn more about business opportunities outside the Army. The other showed immense gratitude toward me for personally mentoring his son in the Army, which helped them to repair and rebuild their relationship. He hosted my wife and me in Houston after we left Germany and offered to help me start my first real estate venture. Since then, he has become a valued mentor to me and continues to provide direction and focus both professionally and personally.
