LACI's first Director of Pilots - ideating, funding, planning, implementing, and operating emerging cleantech pilots in communities in the LA Region to improve economic mobility and health. In 2020 the team partnered with community organizations to deploy four zero emissions mobility pilots in Long Beach, Pacoima, San Pedro and Leimert Park while providing support to emerging startups for successful deployments. Led the effort with the City of Santa Monica to deploy the nation's first Zero Emissions Delivery Zone with over 15 stakeholders including community organizations, delivery companies, regional transportation agencies and more. Launched in Feb 2021, the Santa Monica ZEDZ has been featured in several publications (WEF, C40, others) to share early learnings of community and stakeholder engagement, ecosystem approach, and policy implications relating to land use and last mile delivery operations.

As Director of the Environmental Department at the Santa Ynez Band of Chumash Indians, I supervised a staff of 10, obtained over 1 million in grant funding over 4 years, and led directives climate adaptation planning, integrated waste management planning, and more. I was also responsible for emergency planning for the reservation and building the tribe's capabilities to support itself in emergency situations through coordinating training and exercises, emergency operations planning, and hazard mitigation planning. In Fall of 2015, I became a Representative for Southern California Tribes for the Regional Tribal Operations Committee (RTOC) for EPA Region 9. RTOC is a working group of tribes and the EPA that work to protect tribal lands and human health through federal government trust responsibility and tribal capacity.

I developed and managed the content creation for various Yardi assets including RENTCafe, Yardi and ResidentShield. I worked alongside writers, designers, and SEO experts to create effective, informative and appealing content for our audiences and to build communities through our social media networks and blogs.

As part of Yardi’s ILS, RENTCafe.com, I headed the effort to create a photography services group, the goal of which is to capture high-quality images of our clients’ properties to help quickly fill vacancies. In addition to property promotion, our group works closely with our publications, CPE and MHN, for property and executive cover shoots. In developing the group, I was heavily involved in the hiring process, setting policies for quality and service, and establishing the process for data management, transfer and archival. My primary functions evolve as the group matures. Currently, I focus on client outreach as well as coordinating logistics and scheduling for our ever-growing list of clients. In under two years the group has photographed well over 1000 properties for nearly 50 clients. Despite my evolving role, one aspect remains constant. I always strive to keep the team engaged, challenged and improving. We do this through monthly meetings, group critiques, and creative challenges. I believe the strength of our team is due to an underlying dedication to continual improvement, satisfying the needs of our clients and having fun.

I was a part of the original three-person team focused on the development of what is now RENTCafe.com. Specifically, I conducted competitive analyses if the ILS/MLS space. We worked alongside development and design teams to work within established platforms while creating a new, customer-facing apartment search website. Through industry literature research, surveys and focus groups we made recommendations for look, feel, functionality, product name, and business paradigm with the intent to provide RENTCafe with a competitive advantage. My later efforts focused on data migration. I coordinated the data collection of the photography team with its integration into RENTCafe. Working closely with our production team in India, we developed the processes to transfer large amounts of data for analysis and integration into our content management system.

Wrote cover article for Municipal Solid Waste Management Magazine's July-August 2009 Edition. Also contributed works as an intern in the summer of 2002.

Continued the business development of Green Pieces in its incorporated form of RightFrame Homes. As a initial member of RightFrame team, I was responsible for the development of the business plan and key marketing materials to drive adoption of the concept. Keeping true to the goal of creating affordable, green, modular homes we developed a prototype which utilized the high quality, contemporary, energy efficient design for which our design partner, workshop/apd, is known. My contribution consisted of specifying low environmental impact, low cost construction materials, fixtures and components.

My work as an intern was three-fold. My first focus was to become throughly versed in green building design and construction. In this vein, I cataloged products, practices, and rating systems that would become part of for the designs. Secondly, I performed industry and competitive analyses of the green and modular housing spaces particularly targeted at the Eastern US. Thirdly, I researched the benefits and drawbacks a partnership with a modular housing factory against in-house production through key associations with modular experts and onsite observation of several factories in Brooklyn and Central PA.
