I advise cities, agencies, property owners, development companies, and real estate investors on organizational strategy, project feasibility and project management, and offer development and entitlement services on urban infill projects. My executive level skills include acquisition, due diligence, site planning, placemaking, and investor relations - and I frequently run complete development projects on behalf of Owner-Developers. I am an expert in the Silicon Valley markets and regulatory environment, with many successes in high-density multi-family, TOD, and mixed-use projects that require convoluted paths to clear entitlement. Created their asset management department and protocols for leasing, insurance, property management, and all facets of running a commercial real estate portfolio focused on walkable downtown street retail. Led government and community relations. Launched city's first-of-its-kind Public-Private-Partnership for a privately funded public park.

Palo Alto, Ca

Managed due diligence, entitlement, hazmat mitigation, design, and pre-construction activities for multi-family rental new construction in high-value markets throughout the Bay Area. Managed a consultant team producing documents beginning with site density studies and ending with final building permits. Collaborated with land acquisition, construction, and marketing groups to identify development sites and deliver valuable, desirable, and award-winning multi-family communities.

Managed the design, entitlement, construction, and marketing of 3 city blocks comprising 2 office buildings, 3 retail podium shells, 200 condominiums, and subterranean parking. Directed development of 250 rental units and 30k sq. ft. retail/commercial on the former Town and Country site. Worked closely with RREEF investment consortium, Devcon Construction, Sunnyvale RDA, city and community to develop a project which almost - ALMOST - made it to market before implosion. Lead manager for several mixed-use infill site acquisitions, entitlements, and design throughout Santa Clara and San Mateo counties. Managed EIRs and CEQA compliance for over 1000 multi-family units, and acres of retail, hotel, and commercial uses. Successfully obtained full entitlements for high-density mixed-use projects in Palo Alto, Cupertino, and Mountain View the old-fashioned way - by partnering with community leaders and advocates such as Sierra Club, Leadership Group, Chambers of Commerce, and more. Responsible for all costs, budgets, and contracts from land acquisition through final C of O.

Senior member of the Downtown Management Team. Managed high-profile and controversial projects from DDA through final public approval - including Adobe Campus Expansion (Tower III), Block 3 residential tower (The 88), The Globe Apartments, economic development policies & programs, and numerous retail leases and historic preservation projects. Senior RDA staffer for the Palladium and Related Co. multi-block "critical mass" development attempt (stymied by 9/11 and tech recession in 2002).

Managed Planned Development entitlement and construction planning for the Santana Row project in San Jose. Worked closely with land use counsel to complete entitlements and co-managed retail leasing team, advanced public relations, housing design team, and grand opening of the Preview Center in July 2000.
