As Sr. Project Manager for Renaissance Housing Development Corporation – a subsidiary real estate holding and development arm of the Colorado Coalition, I’ve had opportunity to work on some exciting projects. As senior project manager I also take pleasure in wearing several different hats at work, such as:Real Estate Acquisition and Due Diligence:• Routinely search and analyze potential “pipeline” acquisitions and development opportunities; analyzes income and expense projections, site analysis and selection, and comparable properties and transactions to assist in determining offering and purchase price. Discuss findings with executive RHDC board and leadership. Shop potential deals to investors, partners and lenders for buy-in. Planning/Construction Oversite:• Undertake and update project proformas as the design process progresses. Develop schedule for site plan development process and complete site plan development within the scheduled time frame. Oversee all planning and building permit process with A&E consultant team. Oversee GC selection process and work with selected GC for performance and milestone management.Finance: • Prepare funding applications, investor offering packages, construction budget and tracking, carry out initial project proforma to ascertain project feasibility.

At Thistle Communities I broadened my real estate development experience to for-sale condo, townhome and single-family product. I got firsthand experience with planning, underwriting, developing and marketing both market rate and attainable residential infill projects in a land constrained and high-value market (Boulder). While I left Thistle to return to high density and mixed-use property development, I gained valuable insight into requirements for ownership product, such as HOA formation, building on spec and master site design in addition to special investor and lender expectations and underwiring requirements. I principally worked on three urban infill ownership projects while at Thistle, Toby Lane (closeout/warranty), Yarmouth Way (closeout/warranty), and Rosewood Estates (pre development/construction/marketing and closeout). For another project, Lee Hill Crossing, I sourced and negotiated land acquisition and debt, entitlement process, civil engineering over site design for a ownership in-fill development opportunity. I also scouted acquisition opportunities of existing multifamily properties along the norther Front Range, ultimately putting three properties under contract for the company. Performed underwriting on rental upside and brokered mezzanine level loans for the properties.

San Francisco Bay Area

An internal job promotion and a desire to gain exposure to larger parts of managing real estate development led me Mercy Housing California, San Francisco. I gained valuable experience in construction oversight, leading an engineering/architect project team, and contract negotiation with GCs and sub-contractors and pre-design and community outreach experience for required for large mixed-use infill projects within the city. Overall, I worked on ten projects, the majority from predevelopment thru substantial completion and closeout. Other Day-to Day duties: • Managed the design and approval process, prepared pre-development potential planning and development costs through the respective permit approvals process.• Crated and updated project proformas that reflect changing designs and data input on market, lending and investor requirements. • Developed schedule for site plan development process and complete site plan development within the scheduled time frame.• Coordinated all civil and engineering permits for grading and site preparation, in addition to storm detention, utility, environmental, soil and seismic requirements. • Worked with legal counsel in negotiating and closing transactions for multifamily projects.• Reporting to, investors, and lenders regarding status of active projects.

I started at the national headquarters for Mercy Housing, Inc. with the lending and consultant arm of the company. As an associate I supported two senior housing developers in all development financing and management tasks. This was a great opportunity to gain initial exposure multifamily basics of operation and economics, property performance and underwriting acquisition opportunities. Additionally, performed new construction site feasibility and due diligence tasks.
