2019 - PresentHVAC Building EngineerDaily operation of all main building systems for 1.1 million square foot facility to maintain comfortable building conditions while optimizing energy usage.Manual operation of main chiller plant by closely monitoring building load and weather conditions. This includes startup and shutdown of main 1200 ton chillers, 600 ton low load chiller, plate and frame heat exchanger and numerous condenser and chilled water pumps using manual inputs and commands to the Metasys BMS system.Punching of tubes on all chillers. Troubleshooting, rebuild, retrofit, repair and replacement of fan coils, induction units, fan powered boxes, exhaust fans, unit heaters, mini splits, and package unitsAll aspects of main air handler maintenance. Safe demolition and removal of outdated and unused HVAC equipment. Installation of various hands-free plumbing fixtures throughout the facility Testing and maintenance of steam traps. Troubleshooting and repair of pneumatic valves, actuators and transducers which includes conversion to DDC where possible. Assist with correcting BMS deficiencies.Draining and filling closed loops, open loops and sprinkler systems for major building renovations. Water treatment and testing.

• Exclusively Responsible for the operation and Maintenance of two PH Neutralization systems.• Ductwork modification, VAV systems, Fan coil units, air handler maintenance, control systems.• Operation of Life safety systems including fire panel operation, draining and refilling of sprinkler system, fire pump operation, and cleaning of smoke detectors. • Operation of Building automation systems ( Specifically Siemens Insight) including PLC processes and replacement of controllers and devices, • Management of water treatment and testing in two facilities including open loop condenser water systems, closed loop chilled water, and closed hot water loops.• Assembly and setup of specialized lab equipment including air tables, Bio Safety Cabinets, Fume Hoods and incubators. • Preventative Maintenance of various equipment including exhaust fans, water heaters, pumps, motors, fan coils, ice machines, dehumidifiers, vacuum pumps and air compressors. • Repair and installation of faucets, toilets, urinals, hot water systems, running of tubing for lab gasses, pro-press piping. RODI purified water systems.• General Locksmithing and Door repairs• General Carpentry including hanging of shelves, whiteboards, furniture repair and modification, drywall repair, patching and painting. Working in lab environments including clean rooms, tissue culture rooms, and vivarium facilities
