- Led, mentored and managed a team of three (3) Real Estate Managers that contributed to ~65% of total site approvals in FY 2024. - Partnered with senior leadership and BCG on mapping out the TAM (total achievable market) for Wingstop in the US and co-authored playbooks on how to achieve TAM. - Presented 57 within the Midwest in FY 2023 to EREC. This represents an approximate 25% increase compared to the previous year.- Delivered 45 sites within the Midwest in FY 2022 to EREC. This was the largest contribution of net new stores out of any other colleague on my team. - Projected less than a 2% margin of error on opening sales on 33 new restaurant openings in FY 2022 and FY 2023. - Launched and managed four (4) new market entries for Wingstop in FY 2023. - Created a site pipeline tracker so the Real Estate team could track their own sites, run reports on the entire team’s pipeline and provide visibility for senior leadership on the funnel of sites. - Designed and created a development scorecard that ranked each franchisee’s current and potential development capacity to assist both senior leadership and franchise sales in their dialogue with franchisees. - Evaluated real estate sites using sales forecasting data, demographic data, mobile analytics, traffic counts, and local market intelligence to determine the viability of a successful site.- Developed and implemented market development plans for all Midwest markets to drive unit growth and to map out potential areas for franchise sales. - Leveraged my relationship with the Kroger Real Estate team and was able to get a waiver for Wingstop use at all Kroger properties. - Maintained and trained a network of brokers, landlords, and developers on Wingstop’s site selection criteria and market development strategies to assist with development efforts. - Collaborated with the senior leadership, Ops and Market Analytics to draft market playbooks for the Top 50 markets in the U.S.

- Executed on 30+ leases and ground leases that generated $16 million in value for Kroger and sold $18 million of retail assets within the West Coast. - Led and negotiated a $13 million multi-store portfolio sale of Kroger ground leases to a REIT that involved ground lease restructuring, multiple approvals of landlords and sublessees, waving of restrictions and vacating of old easements.- Monetized Kroger's excess parking fields via a outparcel program. Led and negotiated ground leases with multiple types of users from car wash operators to quick service restaurants.- Managed and negotiated the PSA and the REA for the acquisition of multiple parcels for a ground-up Kroger store in the Southeast.- Evaluated REAs, title work, geotechnic and environmental surveys as part of the due diligence process for acquisitions, ground leases, and dispositions of Kroger assets. - Negotiated ground lease outparcel developments as part of a monetization effort of Kroger owned assets. - Steered and negotiated joint venture development agreements for Kroger to monetize surplus assets.- Drafted and collaborated with Legal on LOIs, purchase and sale agreements, ground lease documents and related exhibits.- Coordinated with construction during and after negotiations of LOIs, work letters & tenant improvement dollars, leases/ground leases and purchase and sale agreements.- Oversaw leasing activity for Kroger’s shopping center portfolio on the West Coast and conducted regular portfolio reviews to discover value creation opportunities to hit annual financial objectives. - Conducted comprehensive financial analysis on each lease, purchase, and disposition deal to ensure that it met internal financial returns.- Established short- and long-term goals for each asset in the portfolio to increase revenue and to enhance profitability in the shopping center. - Supported property management by monitoring AR balances for lease renewals and asset sales of shopping centers.

- Delivered Backstage sites as part of a nationwide rollout of a new format corporate retail concept by partnering with operations, legal, market research, construction, and finance departments.- Built and managed the pipeline process for new Macy’s Backstage sites to align internal stakeholders, expedite approval of sites and ensure timely delivery of sites- Collaborated with the market research department and leveraged a national network of brokers to create a multi-year data-driven market plan for 12 metros. - Spearheaded the new store pro forma analysis with the finance team to ensure that each site met internal profitability metrics. - Presented and created real estate site packages that included market strategy, notes from market tours, demographics, budget and projected EBITDA to the Macy’s Backstage committee for review and approval.- Negotiated LOIs, leases, ground leases, lease renewals, purchase and sale agreements, license agreements and landlord disputes to monetize real estate, to reduce occupancy cost and/or to improve Macy’s competitive position.- Monetized Macy’s excess parking fields via an internal outparcel program. Led and negotiated ground leases with multiple casual dining restaurants and quick service restaurants.- Generated $75 million in value by monetizing Macy’s Northeast and Southeast portfolio in retail assets. This accounted for about 1/3 of the department’s annual asset sales goals. - Created and maintained a real estate dashboard that compiled metrics for asset management including store performance, real estate costs, demographics, and mall debt structure. - Developed a Google Earth layer that displayed key information from the real estate dashboard so the team could visualize the performance of the portfolio. - Presented robust real estate business cases to management for value creation opportunities which included dispositions, sale leasebacks, strategic downsizes/closures and outparcel developments.

- Authored market feasibility studies, rent comparability studies, parking studies, retail competition analyses and student housing analyses for clients.- Established a new revenue stream for the organization by generating new market study business in five states for LIHTC. - Co-authored real estate appraisals for existing and proposed multifamily projects in urban and suburban settings. - Analyzed over 100 different markets throughout the U.S. including markets influenced by universities, military installations, and other various economic drivers. - Consulted clients on projects by recommending design, location, and/or target tenant profile changes.- Researched and evaluated local zoning laws, floodplains, wetlands and other natural barriers to understand the feasibility of the site.

- Analyzed economic trends which include unemployment and median incomes of market area and their relation to demand of affordable housing in area.- Managed and aggregated preliminary property screenings, market analysis, comparable rents surveys, and demand analysis.- Created tables and graphs for analysis of clients' site through the aggregation of rents, occupancy rates, vacancies, and government subsidies of the housing stock in defined market area.- Assessed the general housing market through comparison of renting and buying a home, construction of apartments as well as market studies performed by other sources.- Performed market studies and rent comparability studies of proposed and existing Low-Income Housing Tax Credit (LIHTC) as well as government subsidized housing properties.- Examined and evaluated the demography of the market area such as population trends and crime rates in order to assess its effect on the feasibility of the client’s property.- Researched subsidized, tax credit and market rate properties to gauge the saturation of the real estate market in a defined market area.
