- Write, negotiate, and execute contracts with subcontractors. Ensure that all work shown in the contract documents is covered in the subcontractor scopes of work.- Perform submittal review to coordinate work with other trades.-Run bi-weekly subcontractor meetings on-site.-Write RFI’s submitted by subcontractor.-Manage owner expectations.- Create and update project schedules in order to meet the milestones of the overall project schedule.- Perform quality control checks to ensure work installed meets the standards of the owner and architect.- Approve subcontractor's monthly invoices and create owner payment applications on a monthly basis.-Assist project manager to create the GMP at the beginning of the project.-Price changes to the contract from RFI’s, addendums, and ASI’s.- Bid and estimate potential projects. Compile value engineering recommendations during pre-construction in order to identify cost savings.
