Responsible for the management, government affairs, public relations and growth of a non-profit trade association with a membership of over 1,900. In conjunction with staff, volunteer board and committee members, the UAA has become one of the foremost trade associations in Utah. During my stewardship, membership has grown from 450 in 2002 to over 1880 at year end 2007, an increase of 413%. Annual revenue has grown 424% from 2002 to 2007. Major state government affairs accomplishments include: new state criminal eviction act that allows 10 day eviction of tenants who commit crime on property; amendments to Utah Unlawful Detainer Act that has sped up evictions from 45 day average to less than 30 day average; strengthening of Utah Rent Control Prohibition Act that added “fees” property owners charge to prices municipal governments can not regulate (saved Salt Lake City owners alone over $1.5 million a year by allowing them to charge application fees that were previously banned); amending municipal business license enabling language to prohibit cities from charging inspections fees, requiring safety device retrofits if not in code at time (like fire sprinkler and CO detectors) and prohibiting municipal governments from refusing to allow tenants to pay utilities if contracted in rental agreements.

Managed daily operations of family business of over 120 rental units ranging from single family homes to 18 unit buildings. Marketed vacancies, negotiated contracts and agreements, provided customer service, and assisted owner in tracking and managing accounting and maintenance.Also, engaged in real estate sales and buying and flipping properties.

Managed operation of 249 unit downtown high rise apartment building, including supervising staff of 8 employees. Responsible for leasing, maintaining and managing budget. Aggressively increased rents, exceeding quarterly budgeted NOI by $50,000 4th quarter 2000. Increased occupancy from 90% to over 98%. Established quick two day turnover procedures which increased profit and reduced downtime. Also responsible for managing 32 section 42 Low Income Tax Credit units. Responsible for compliance to government regulations and providing affordable housing mixed into a high end complex to low income working families.

Responsible for management of 320 unit luxury apartment complex. Managed a staff of 10. Responsible for the operation of the rental operation and maintenance of approximately 16 buildings on a 22 acre property. Increased rents and occupancy while maintaining a park-like setting with pool and professional amenities for residents.

Responsible for managing the leasing staff, conducting the accounts receivable, and assisting the property manager in running a 378 unit property. Responsible for showing apartments and negotiating leases, providing customer service and retaining residents, and maintaining financial records and conducting collections and evictions.
