Led all Ryland Divisions in Customer Service in both "Move-in" and "Post closing" surveys. Also maintained 2nd quickest buildtime of all 28 Ryland Divisions.

Managed all aspects of construction for entire Jacksonville Division, including sales, service and warranty. Maintained very high standards of quality for all homes delivered in two year time frame. Was responsible for all sales and budget numbers for all vertical and horizontal construction of large master planned community consisting of over 500 lots and community club house and recreation center.

Oversaw largest profit center for Morrison Homes Jacksonville Division. Responsible for all construction activity for this profit center, including sales and warranty. Managed team of 4 Builders in completing over 200 single family homes per year for 3 years. Led entire company in customer satisfaction ratings and was named most valuable team member 2 years in a row. Profit center experienced largest percentge of profit in entire Division all 3 years.

Oversaw all HOA related duties for Orange Park Country Club and Deercreek Country Club while also overseeing all horizontal land development for both communites. Took over as Warranty Manager in October of 1996 while still maintaining above referenced duties.
