Main responsibilities are/have been:- Locate Real Estate Investment opportunities through the development and execution of marketing campaigns, active field and online research and building strong relationships. - Analyze Real Estate opportunities and determining its feasibility. Calculating maximum allowable offers, estimating repairs costs and/or capital expenditures and estimating resale value.- Apartment building financial analysis, build Pro-Forma P&L and calculate ratios (Cap Rate, Debt Coverage ratios, IRR, NPV). - Decision making on investment opportunities and raising the necessary funds to complete purchases and execute projects (mainly residential redevelopment).- Oversee the execution of residential redevelopment projects. - Comprehensive review and understanding of real estate purchase and sale contracts, promissory notes, mortgage deeds, construction agreements and many other legal documents. - Thorough research of property records, liens, owner’s information and backgrounds.About the Company:Insta HomeBuyers, LLC is a Real Estate Investment company specialized in finding distressed properties and sellers. Main responsibilities were:- Small business analysis or diagnose: Profit & Loss, Cash Flow, Balance Sheet, list of products or services, prices, cost structures, expenses and processes.- Chart of Accounts revision and optimization.- Build necessary information, reports and processes.- Determine overall business profitability as well as each individual product or service. - Price adjustments recommendations and promotional price strategies based on optimized cost structures and competition.- Assist with necessary industry and market research.- Identify operational processes inefficiencies and recommended necessary improvements.- Elaborate business forecasts, projected P&Ls, projected Cash Flows, and valuations. - Design and create weekly and monthly performance, cost control and spending reports. - Marketing campaigns and promotions costing and break even calculation.

Main responsibilities were:- Sales and Direct Cost forecasting for product categories. - Monitor and analyze Sales and Direct Cost performance: actuals versus forecast. - Quarterly forecast adjustments based on actual performance. - Generate and analyze multi-level Profit & Loss (P&L) reports to understand behavior and variances, make performance comparisons between periods, categories and products.- Develop spreadsheets (MS Excel) dedicated to quickly gather relevant information from data overloaded reports pulled from SAP or SAP BI.- Support Marketing Department determining the financial impact of prior and future marketing campaigns, as well as determining campaign's break even point.- Monitor marketing campaign’s impact on the P&L.- Create and gave presentations to Management about product categories’ financial performance and variations against forecast.

Main responsibilities were:- Monitor and analyze Key Performance Indicators (KPI) and financial ratios.- Identify gaps and variances, analyze causes and impacts and reported them. - Monitor scrap levels over the production process.- Improve reporting processes towards automation.
