• The Ysleta del Sur Pueblo ("the Pueblo") is a U.S. federally recognized Native American tribe and sovereign nation. The Pueblo is one of three tribes located in Texas and the only Pueblo located in the state. The Tribe has retained a significant presence in the El Paso region.• As the founder and creator of the Department of Community Development, was responsible for the visioning, planning, organizing, and execution of the various federal, state, and local programs and their associated projects of the Department. Set the overall strategic direction of the Department by formulating policies, procedures, and objectives that aligned with and supported the needs of the tribal community. • The Department functioned as a one stop shop for all real property acquisition, planning, development, construction, and asset/facilities management needs of the Pueblo consisting of four divisions; Planning Design + Construction, Realty, Housing, and Property Management. • At the peak, oversaw day to day operations of 64 employees, 360 housing units, +/-250,000 SF of office space, multiple capital improvements planning/projects, and 18 federal grant/general fund budgets totaling over $36 Million.

• Balfour Beatty Communities is a leader in the most successful Public Private Partnership in the United States, the Military Housing Privatization Initiative (MHPI). Under MHPI, Balfour Beatty Communities is responsible for the planning, design, development, construction/renovation, operation and management of military housing projects for the Department of Defense.• Worked on two separate projects; Fort Bliss/White Sands Missile Range and Fort Carson. The scope of the Fort Bliss/White Sands Missile Range project included the demolition of 1,298 homes, renovation of 1,501 homes, historical preservation/rehabilitation of 208 homes, the master planning, development, and new construction of 1,631 homes, and the new construction of 3 community centers totaling over $498M for these improvements. The scope of the Fort Carson project included the new construction of 308 units totaling over $94M. • As the Development Manager, acted as the Owner's representative under Design/Bid/Build and Design/Build project delivery methods and ensured compliance of all legal documents by overseeing the entire real estate development process. • Major tasks for these projects included managing the acquisition, programming, planning, design, demolition, renovation, historical preservation/rehabilitation, and construction of the housing, neighborhood amenities, and community support facilities.

• BSW International, Inc. was an architectural and engineering firm which focused its practice on commercial real estate development projects. • Helped developers/clients by providing services in; due diligence, site selection/acquisition, feasibility studies, land entitlement strategies, program/project management, and obtaining approvals on retail, restaurant, and hospitality development projects across the United States.• Due Diligence; Conducted site reconnaissance and led the local municipal coordination meetings with Planning & Zoning, Building, Fire, Health, Environmental, and Engineering Departments. Interviewed all utility providers and engaged 3rd party consultants when needed. • Site Selection/Acquisition; Met with key stakeholders such as sellers, brokers, and attorneys. Reviewed Real Estate legal documents such as; land purchase contracts, deeds, codes, covenants, restrictions, easements, plats, title commitments, ALTA surveys, zoning/subdivision regulations, environmental site assessments, and soils reports. • Feasibility Studies; summarized due diligence and site selection/acquisition by identifying the critical issues, development/infrastructure costs, impact fees, and pertinent site planning/building design criteria based on the legal documents. • Land Entitlement Strategy; created a work plan/schedule (MSProject) identifying financial and timing risks, approval procedures, critical paths, milestones, and deadlines for managing overall project visibility. • Program/Project Management; managed internal design team and outside consultants from initial project kick off meeting through permitting via weekly conference calls and MS Project scheduling/tracking. • Approvals; sought Site Plan/Rezones/Variances/SUPs Approvals from Board of Zoning Appeals, Planning Commissions, and City Councils. Sought Building & Site permits from all jurisdictional authorities.

•Benham is a solutions-based firm that provides comprehensive A&E design, environmental services, systems engineering and integration, advanced communications systems design and in-house design build project delivery.• Major tasks included: programming, due diligence, engineering feasibility studies, site selection/analysis, cost estimating, master/community/land use/site planning, site design, landscape design, site construction detailing, design charrettes, focus groups, report writing, 2D/3D computer generated renderings/animations, and multimedia/oral presentations.• Heavily involved in a niche known as the Military Housing Privatization Initiative; as a Community Land Planner, was part of a development team that demolished, renovated, designed, constructed, and managed the housing partnered with the Department of Defense. • Worked on over 12 Army, Navy, and Air Force MHPI projects. Worked on-site at Fort Gordon in Augusta, GA and at Fort Bliss in El Paso, TX for six months a piece in support of these 2 projects. • Aside from the MHPI initiative, projects worked on included small to large scale Area Development Plans which included the siting of various facility buildings such as; dormitories, dining halls, airfields, hangars, maintenance shops, warehouses, training complexes, post exchanges, and post commissaries. ADPs were produced in accordance with an Installations master plan, land use plan, transportation plan, utility plan, real property plan, communication plan, physical security plan, and natural resource plan.

• Howard-Fairbairn Site Design is a private design firm that provides landscape architecture, site planning, campus planning, civic design, and trails/park design in the federal, public, and private sector. • As a Landscape Designer, designed and drafted site layout, grading, irrigation, planting, hardscape, water feature, lighting, signage, and section/detail sheets for construction document sets on various projects.
