Custom residential home building, land development, remodel/renovation, single and multi-family design and construction, land and lot acquisition consulting for national/regional builders.Total closed revenue from 1994 through 2011 of $43.7M.Built 54 single family custom homes ranging from $220K-900K in Stonehenge, Kingsland Ridge, Bridgeton Park, Evans Mill, Westlake Commons, Westwinds, Old Stone Crossing, Crescent Ridge, Durston and Wyndcroft in Northwest Raleigh.Constructed 66 townhomes in Westlake Reserve on Leesville Rd. Purchased land, developed lots, designed and built upscale townhomes, acquired financing from bank and investor group, retained site plan approval from Raleigh and NCDOT, organized and managed HOA through completion.Completed 46 remodel/renovation projects ranging in size from $5K-160K between 2008 and 2011.Returned to original core building values of the customer, subcontractor, vendor, lender and realtor.

Grew division from 67 closings and 68 sales to 190 closings and 185 sales with closed sales revenue of $32M in 1993. Responsible for staff which included a sales manager, eight sales reps, a production manager, eight superintendents, one cost coordinator and four administrators. Responsible for all land acquisition and development. Recruited and hired away from Ryland Homes as their Vice President of Operations and Division Manager.Closed 483 homes and sold 579 homes with net income improving from a loss of $751,000 in 1988 to a profit of $488,000 in 1992.Established a positive, well defined image within the Triangle as a volume custom, regional builder offering presale homes to first time and move-up buyers.Increased return on investment from a negative 24.5% in 1988 to a positive 7.5% in 1992.Improved gross profit margin on homes from 14.2% in 1988 to 18.5% in 1992.Acquired raw land and developed 190 single family lots over 2 ½ years period (1990-1993) to allow M/I Homes to compete successfully in the first time buyer market in North Raleigh and Cary.Established first time relationship with traditional North Raleigh, Cary and Chapel Hill owners and developers (Arthur and Michael Sandman, Tim Smith, Dan Austin and Steve Kenney, J.P. Goforth, Calvin Mellott) to speed market share growth in high visibility communities. Previously these locations were available only to custom builder groups represented by local realtors.

Responsible for all home building functions in Raleigh/Durham/Chapel Hill with staff of 30-50 employees including land/lot acquisition/development.

This period served as a “graduate and Ph.D.” education in the residential homebuilding business leading to vice president and division manager responsibility.
