Responsible for the operational performance of all Win facility infrastructure, real estate and transportation needs. I provide recommendations to C-level management regrading policies and procedures that affect the department. I ensure the efficient, effective, and financially successful operation of all Win facilities aligned with the objectives of the organization, and makes decisions on related priority of tasks and resource utilization. As the AVP, Facilities I also provides corporate and operational input in the formulation of policy affecting the overall environment of the Department to assure the successful operation of all facilitates consistent with the objectives of Win. Manage a department of 100+ non-union staff.

As interim Project Executive, I oversaw the entire Trinity Real Estate account- Plan, coordinate, direct and manage all physical plant operations, maintenance, service, repairs and upgrades for the Trinity Real Estate's diverse 7+ Million square foot portfolio; comprised of commercial real estate properties, high end residential clergy/staff living spaces, premier landmark status churches, cemetery and the Trinity Conference Center.- Provide engineering expertise to the Trinity Real Estate Property Management group in the areas of infrastructure operations, Class-A building level standards of performance, sustainability, and appearance, enhancing overall profitability and high-level functionality of its portfolio.- Established and developed key initiatives and programs in the areas of Energy Management, Predictive/Preventative Maintenance, Fire & Life Safety, building systems, life-cycle analysis and utilization and Building infrastructure support system operations.- Direct managerial responsibilities for a workforce of approximately 40 unionized staff in the areas of Building infrastructure operations, management, maintenance, repair and system support to improve reliability, sustainability and maximize efficiencies and minimize overall costs of the portfolio operations. Facilitate the training, educating and continued development of this staff.- Assist the Trinity Construction Management Department in conjunction with the RE Property Management group on the coordination of all capital improvement projects and post construction commissioning for all major renovation and modernization improvement programs in the respective properties.

• Prepared and administered the Operations department’s budgets and annual work plan for the Corporate office. I defined, prioritized and delivered facilities management, transportation, office services and general operational oversight. I have beginning-to-end responsibility for providing all of the infrastructure and end user services. My expert use of business process improvement principles, resource strategies, efficiency improvements and various facility initiatives helped to meet financial and operational goals with deliverables of produced annual operational savings of 15% for the past three years.• Direct responsibility for the corporate office major capital construction project. I served as Owner’s representative and provided valuable end user insight and integral infrastructure recommendations to the architects, engineers and construction management team in the Design and Construction phases; thus maintaining business continuity and a seamless effect on the overall efficient Operational occupancy of the office. No downtime or displacement occurred with the staff during this live construction project on an active, occupied space. • Developed and implemented a Predictive/Preventive maintenance program for all facility equipment to maximize lifecycles of physical plant infrastructure equipment as well as improve the quality of services delivered. This enabled the strategic planning of capital resources utilization for future major construction and equipment replacement, having a direct impact on the overall expenditures which directly effects investor relations and overall stock prices.• Developed RFI’s and responded to RFP’s for all outside vendors and contractors for all services needed related to the physical plant and the facility; including overall purchasing of goods and services. Served as the authorized decision maker for all contractual agreements and vendor proposal approvals for the Corporate office operations

- Provided facility operational management and leadership as well as supervised a labor force of approximately 150 unionized staff in various trades.- Developed and implemented a Predictive/Preventative maintenance management program that improved overall operations, provided better quality of service, enhanced efficiencies and produced an operational budgetary savings of 35% annually.- Prepared and administered plans, budgets, and schedules for ongoing capitalized facility modifications and infrastructure/physical plant improvements.-Spearheaded multiple City-funded capital improvement construction project initiatives ranging from $1.7M to $25M for roofing, facility and building system upgrades, in conjunction with DDC and the Central Park Conservancy.- Provided facility management leadership and corporate services coordination for all Special Events and social gatherings that occurred at the MMA; including but not limited to philanthropic fund-raisers, private corporate parties, and nationally sponsored events.
