-Built process for identifying and recording cell towers, broadcast and radio towers, wind turbines, and billboards throughout Utah County to include their value as part of real property tax base-Developed a mass appraisal model to value cell towers, broadcast and radio towers, and wind turbines based on an income capitalization approach and comparable leases which effectively increased the county tax base by more than $34 million-Developed a mass appraisal model to value billboards based on billboard pricing metrics, including traffic counts and gross rating points, and income capitalization models to build to fairly value all billboards in Utah County adding an additional $12 million to the tax base-Assist appraisers in resolving valuation disputes related to cell towers and billboards-Managed building permits to ensure all new growth in the county was properly accounted for by assessors

-Evaluated the financial risk of more than 120 attorney vendors by creating a financial analysis process for Vendor Management as part of the annual vendor audit-Conducted gap analyses to identify potential gaps in the company’s operations based on CFPB’s June 2016 Mortgage Servicing Supervisory highlights and Chase Subservicing guidelines and identified operational gaps in SPS's processes and worked with Operations to address identified gaps-Identified multiple areas of improvement for the call center monthly incentive process that would limit operational risk and improve the timeline by 2-3 days each month-Developed a system to improve the company’s exception reporting system by categorizing the reports within the system and removed around 10% of all reports and optimized the remaining reports to improve system operation by around 25%
