• Personally responsible for over 700 judicial and non-judicial homeowner’s association assessment collection accounts.• Enter and verify pre-entered account information in firm internet based tracking software.• Prepare all collection correspondence: Demand Letters, Notice of Lien Letters, Notice of Sale Letters, Fair Debt Responses, Payment Plan Acceptance, Denial, and Default Letters, and any further correspondence required.• Review Title Reports• Correspondence (phone/email) to/from homeowners/attorneys/property managers – discuss delinquencies, options available resolution (payment plan, settlement offers, etc.), disputes.• Correspondence (phone/email) to/from clients – review “in house” accounts and collection issues/questions raised by Association(s)/ management companies regarding the collections process.• Work with title companies to assist in lien releases, payoffs, etc.• Prepare Foreclosure Sale files for attorney review – gather all correspondence, conduct military searches, confirm authorization, verify appointment of substitute trustee received, calculate figures for sale.• Prepare & electronically record all necessary documents, including: Notice of Lien, Notice of Payments, Rescissions, Assessment Lien Deeds, and various affidavits.• Create, prepare, organize, and track litigation files from filing through judgment for various attorneys in firm.• Prepare Pleadings (including all exhibits and affidavits) for attorney review: Original Petition, Motion for Summary Judgment, Default Judgment, Motion for Substitute Service, etc.• File Pleadings with numerous County District Courts through ProDoc and LexisNexis eFiling system.• Manage Firm Docket, adding and removing scheduled court dates and meetings• Preparation and delivery of invoice reports, along with monitoring payment of invoices
