• Responsible for a portfolio of 91 Market rate apartments and 30 condominiums in a mixed income/tax credit development comprised of 396 apartments • During the initial lease-up, rented a total of 75 apartment/townhouses over a 7 month period. • Maintained 100% occupancy during 5+ years of employment. • Develop, design and maintain print advertising materials for the property.• Implement and execute leasing and marketing strategies on a wide range of advertising mediums.• Lease apartments by showing the model and available units.• Complete all daily, weekly and monthly financial and leasing reports. • Responsible for validation of all input including prospect, traffic, applications, leases, move-outs, deposits and closing reports. • Prepare all lease related paperwork in an accurate and timely manner and follow established policy and procedures in the qualification, screening and acceptance of applicants for residency. • Enter resident charges into Yardi in a timely manner. • Collect, post and deposit all rental payments. • Respond to resident requests and work with residents to resolve resident concerns. • Responsible for preparing and delivering all notices and process evictions on delinquent residents. • Responsible for development/ implementation of Carlton Wharf budget, monthly budget re-projections and variance reports • Inspect grounds, models and leasing office daily for marketability and organize resident functions including parties and newsletters

Chapman Arms & Kendall Crossing

• Responsible for a portfolio of 50 mixed income and 37 Class A apartments• Implemented a lease-up marketing plan at Kendall Crossing that resulted in 100% occupancy • Performed monthly marketing survey and quarterly marketing assessments• Compose communications between building owners and financing agencies: variance reports/ executive summary, and quarterly reports• Responsible for annual budget preparation and implementation, including bidding capital projects and contract negotiations• Responsibilities include: Overseeing Maintence staff and support staff, Performing employee evaluations, Determining income elidigibility of all new applicants, Ensuring applicants met the resident selection criteria and qualify according to the project based housing program guidelines, Resolving employee and resident issues. • Active in coding invoices and entering into the accounting system for payment, preparing bank deposits, and processing security deposits. • Responsible for all on-site collections, filing the necessary legal documents for non-payment of rent, and appearing in court for all legal matters. • Conducted daily staff meetings to ensure all maintenance is being performed in a timely manner.• Prepare maintenance and capital improvement expenditure reports. • Submit weekly payroll documents and the required financial and occupancy reports to management and owners.
