General Construction and Renovation

 Subcontracting various refurbishments works for residential & commercial projects. Involves structural and fit-out works. Quantity Surveying, Planning & implementation on site of approved plans & specifications

 Conducting daily toolbox for Construction Safety on site prior starting of work.  Managing site development and civil works such as earthworks, drainage, perimeter fence and carpark with kerbs,gutter & footpath.  Managing different tradesmen in combination of expatriates and locals. Site management to ensure that target dates and deadlines are met. Implementation and close monitoring on progress of fit out works which consist rendering, tiling and masonry, rondo metal framing system, GIB fixing, Joinery and various carpentry works. Coordinates to all services trades and sub-contractors involved which requires analytical decision making & trouble shooting on site. Prepares programme of works, short term and long term schedules Liaise to all suppliers for proper scheduling of material deliveries & logistics. Ensuring the Quality Assurance on every discipline of work. Direct reporting to Senior Project Manager

 Managing fit-out works of exterior and interior of the building with 5 Site Engineers under my supervision. Monitors, supervises and evaluates the quality of all finishing works such as Pre casting, Concreting and Masonry (Tileworks, Plastering & smooth surface finishing), Carpentry & Joinery (Woodworks, Cladding & Metal Framing and Gypsum Board installation) Painting Works (Surface preparation or skimcoating, primary and final painting) Quantity Surveying works. Prepares Bill of Quantities and Job Orders for specific civil and architectural works.  Coordinates with suppliers regarding schedule of material deliveries to the project site. Monitors and evaluates change orders or variations. Coordinates plans and designs endorsed by the Head Office. Participates on weekly operation management & trade contractors meeting.

 Proprietor of sub contracting on residential construction, renovations and other commercial structures, I’m generally involve in every aspect of construction project from feasibility, planning, preparation of bill of quantities (boq), quantity take off and implementation as well. Direct meetings with the clients and prospect clients. Project management and site management of not less than 10 tradesmen to ensure the correct implementation of plans to actual construction.

 Over all in charge in live projects which consist of quantifying of materials and manpower of every project. Project management, delivery and turnover of projects to clients Scope of supervision concentrates on Methodology of construction and application particularly in concrete works, steel works, carpentry works, electrical works, plumbing/sanitary works and ordinary or industrial painting works (i.e. water proofing application) Company representative for client meetings. Direct reporting to Japanese General Manager

 Responsible in detailed structural lay-out of Japanese houses and apartments using various advanced Japan structural computer software. Provides the construction personnel of technical drawings and other précised structural plans for the pre-fabrication of residential houses.  Prepared cutting data of lumber with the aid of optical cutting computer software. Estimate the lumber materials and provide cutting list that will need in the fabrication of the structure from flooring to roof.

 Over all-in-charge in construction of residential houses, renovations and other industrial structures from ground breaking up to completion of the project. Monitor the construction flow of every project to avoid delays and unnecessary incidents. This includes regular meetings with sub-contractors, material suppliers and construction personnel per project. Constructing Schedule of Works (PERT-CPM) and provide the development reports on the status of every project. Monitoring the cash flow and budgetary concern of projects based on estimated project cost versus actual cost of project. Supervising the construction personnel at the project site. Ensuring the proper compliance to National Building Code of the Philippines and correct applications of every material specified in the plans. In charge on any change order or alteration within the actual site of the project  Preparing the Bill of Quantities (BOQ), supply of manpower needed and other factors that contributes in the completion of the project.  Consolidated Contract of USD 5 Million
