• Manage all aspects of the required day-to-day maintenance and operations in three NYC locations for the dealership, all which are located in class A buildings.• Perform preventive maintenance of all HVAC (in excess of 30 units) to ensure optimum performance. Maintenance includes the changing of belts, filters, pumps and motors as required.• Maintain boiler operations. Boiler is a low-pressure boiler.• Perform all plumbing services as required as well as ongoing general pantry and bathroom maintenance.• Perform all facility related repairs for all 3 locations which include: painting, flooring, dry wall repairs, furniture assembly and disassembly.• Contact outside vendors and purchase goods such as electrical products, janitorial supplies and all special products. • Interview and hire all outside contractors to perform extended construction services. Supervise their work to make certain of their ability to meet aggressive schedules and perform work safely and on budget.• Represent Mercedes Benz in their relationship with SimplexGrinnell, (which is their fire protection and communication systems vendor) on all code related items and general maintenance of installed devices.• Manage a staff of ten, two engineer helpers, two janitorial day staff and six janitorial night staff, all of whom are under my direct supervision.• Coordinate, set up and manage all onsite events. Meet with all special events vendors including caterers, lighting designers and rental vendors as well as audio video vendors who cover special events.Professional achievements:Implemented a cost saving system by which Mercedes Benz was able to reduce waste and decrease building operating costs.
