Take projects from inception permitting to occupancy. Assemble the design development teams and supervise them through the permit process and work up the owner's budget and construction cost estimate. Hire the general contractor and supervise the GC during construction and through to occupancy. Major recent projects include $4.6 million construction of new office headquarters, assembly building, and renovation of large machine shops for Markey Machinery Inc. and the $750,000 renovation of Ralph's Deli and Grocery in downtown Seattle.

Managed the start-up of a $45MM, 204-unit condominium project, detailing activities and costs, and bringing all deliverable in on schedule. Played a key role in developing the project budget, AIA A107 General Contract, and setting up the activities and cost for the general conditions. Attended owner/contractor meetings, and owner/contractor/architect meetings. Directed and worked with project engineers to set up the job offices.

Responsible for the complete operations of this general contracting and development firm, with extensive work in commercial and residential.Leon; owner consulting, and renovation. Completed hundreds of insurance restorations with most of the large national insurance Companies. Accountable for complete P&L. supervised the work of the controller, superintendents, marketing management, and estimating. Lead the bidding process as the bid captain and participated in setting up bids with buyouts and scheduling. Handled all aspects of the design and development of a 102-unit mixed-use retail community in Burien. Awarded $8.5 million in bond cap financing from Washington State Housing Finance Commission. Worked with the City of Burien and obtained all permits and licenses and negotiated a 70-year ground lease. Hired all consultants and engineers to complete the design through the building permit process. Sold the project profitably to a major developer.

Founded the company and worked closely with estimating, project management and owners to ensure projects were completed within time constraights and with a lot of attention towards budget, quality and workmanship.
