General Manager of Park Towers on Turtle Creek■ Managed Park Towers an 89 unit high-rise in the Uptown/Turtle Creek area of Dallas. Included 3 direct reports and 15 total employees. ■ Completed $750K+ in capital projects including concrete repairs in garage due to water damage, resurfacing of upper park deck waterproofing, new asphalt installation, interior common area carpet replacement and hallway decorating, 20 stories of sewer vent pipe replacement, installation of fiber optics throughout all units and common area, replacement of 2 boilers, and extensive pre-bid engineering work on a $1M retaining wall replacement project.■ Successfully completed amendment and restatement of the Bylaws due to 4 different editions being in circulation.■ Community had no reserves and never had a reserve study performed. They had been surviving on repetitive special assessments. Completed reserve study and began contributions towards reserves.

■ Hired and developed a team of both Senior level CAM’s and CAM’s with approximately 150 associations overall.

General Manager for Mosaic Condominiums in Houston, TX■ Managed a high-rise community including 2 sub-associations and 1 master association of 790 residential units (394 condos and 396 apartments) and retail space. Included 5 direct reports and up to 50 total employees. ■ Improved efficiency and service levels by evaluating organizational structure and operations and reallocating resources. Budget was in excess of $5M. ■ Facilitated the North Tower Sub-Association through developer transition to homeowner control.■ Created and implemented the “FSR Perks” program, thus establishing and maintaining a positive relationship between FirstService and residents.■ Developed Standard Operating Procedures for Concierge, Maintenance, and Wellness Center Operations. ■ Helped build a construction defect lawsuit, worked with engineers, legal counsel and other professionals in all pre-litigation negotiations.

General Manager - Community was Self-Managed■ Managed a large-scale master planned community of over 6,600 mixed use units and 25,000+ residents. Included overseeing 5 direct reports and up to 75-100 total employees (seasonally).■ Brought operating budget of $200K deficit into $30K surplus within 3 years by implementing new income generating programs. Prepared and executed annual budgets in excess of $1.5M. ■ Directly supervised the preparation of monthly financial statements. Overcame serious accounting and management problems by creating new policies and procedures. ■ Maintained compliance of all applicable laws for Open Meetings and Open Records. This involved interaction with the Attorney General’s Office and the Harris County District/County Attorney’s Office. ■ Represented the Clear Lake Area to City Council and the Mayor of the City of Houston on issues relating the Clear Lake Area. ■ Increased income to the association by beginning implementation of an amendment to the declaration for the association for the first time in almost 50 years. Successfully passed the amendment in half the sections at the time of departure.■ Updated association technology resulting in better-utilized resources by implementing several management and billing software conversions.■ Organized and helped to create the Friends of CLCCA organization, a 501(c)3, as a fundraising arm.■ Increased association income by developing recreation center programs, special events (Spring Fling, Dive-In Movies, Fall Festival, Daddy Daughter Dance), Group Exercise Classes, Fitness Center, Gymnasium, Parks, Day Camp Operations (600 kids per summer), and Lifeguard/Counselor Hiring/Training.

■ Managed a large-scale master planned community of 2,500+ acres with a planned build-out of 10,000+ units and 25,000+ residents. Supervised all property operations of 75,000 sq. ft. aerobic facility and all surrounding grounds and a 45,000 sq. ft. office building with elevators, common areas, and parking garage, as well as coordinating and overseeing trolley operations. Oversaw and coordinated corporate merger between CR North and CR Master. Included 6 direct reports and up to 15 employees. ■ Worked with the developer from community inception, coordinating with legal counsel in drafting of sub-associations and service area governing documents, community policies and establishing the community management on-site office. Prepared and executed annual budgets in excess of $4.5M. ■ Coordinated community-wide educational and social events (July 4th Bash, Fall Festival, Daddy Daughter Dance, “retirement planning,” etc.) with attendance levels exceeding 2,000 at the Annual July 4th Bash. ■ Developed and designed community website and coordinated email list with an excess of 75% participation.■ Coordinated and worked directly with legal counsel regarding all trademarks and licenses, including coordinating with legal the applications for state and federal trademark and licenses.■ Initiated sales tax exemption resulting in $60K in refunds.
