My experience is extensive, beginning in Helena Montana with a large Section8/236 HUD community. Transferred to my own property in Billings Montana .. 63 apartment community that accepted Section 8 vouchers in addition to being a tax credit property. I achieved and maintained 100% occupancy during my time with Tamarack Management Company. I moved to Charlotte North Carolina in March of 2000. Welcome to the world of conventional housing ! My first position was as Leasing Consultant for 8 months with 350 unit community on the East Side of Charlotte. I was hired in September of 2000 by Summit Management as an assistant Manager on a South Charlotte property with 260 units. In October of 2001 I was offered the position of community manager for The Fairington in the South Park area of Charlotte. The property occupancy increased from 80% to 99% during my management with a positive cash flow after expenses. Unfortunately in 2004 T&C decided to exit the market as it was not wise to maintain one community in the state. I joined the team at Tri-Star in August of 2004, under my management I increased the projected occupancy from 79% to 99% in 2 years with positive cash flow. In the past 12 years I have faced many challenges with occupancy trends, apartment fires, and various other maintenance issues as they arise.2016 - entered the Greenville Market managed multisite communities for Brookside Properties. decreased delinquency and aggressively changed the resident profile of both communities. 2017 - joined Continental Properties at Springs at Laurens Road a 272 unit community under active construction. Responsible for planning and developing the day to day operations for a new community. establishing marketing plans , implementation and training of a staff of 6 , maintaining a property closing ratio of 30% or higher. April 2018 - Current - Returned to the Charlotte submarket.
