Project Manager overseeing the onsite development of multi-family and single-family master-planned communities in San Diego County.

Garden Communities builds and manages several multifamily luxury apartment properties in Southern California and Arizona. As the Development Project Manager, I am in charge of overseeing the development of the construction drawings after entitlement through project completion, including processing permits and all construction changes. Current projects range from 90+ unit high rises to 800+ unit wraps.

As project coordinator of this small remodeling general contractor, I was in charge of everything from running the day to day office operations, managing new clients, working with our onsite employees to manage the construction schedules. Coordinated communication and planning of multiple projects at a time. I was in charge of the owner's schedule by managing his calendar. I was also in charge of all the company bookkeeping for 2 years using quick books for contractors. I prepared permit packages for submittal and tracked the permitting process through to the approval. I also took this company from being paper-based to electronic-based client relationship tracking (CRM) using BASE.

My family and I restored an 1890 rowhome just outside Philadelphia. Time line 6 months. Projects include: complete kitchen remodel, new windows and doors, updated 2nd bathroom, enhance the face of home for curb appeal, paint 100% of the interior, restore plaster walls, and refinish hardwood floors. We completed all of this work ourselves and only subbed out a small ceiling patch job and refinishing the hardwood floors due to the impending deadline. Mission accomplished! the home is beautiful, increased value substantially and had possible tenants competing for our home.

Real Estate Development focusing on mixed use redevelopment in the Peninsula/San Francisco Bay Area.I was in charge of all of the permitting process. Coordinated with the engineers, architects, subcontractors and government agencies. I was also in charge of keeping the line of communication between our on site superintendent, our office and subcontractors. I scheduled inspections as requested and arranged for street work permits with traffic control drawings. I was in charge of all change orders and request for information (RFI's)I put together bid packages and sent them to subcontractors and tracked the bidding processes. Once subs were chosen I worked with our attorney to put together contracts between our company and the subs. I also enrolled our subs into our umbrella insurance policy before they could start work on the site.

I worked with the project managers to process permits for high-end tract homes located in San Diego and Riverside. I was in charge of the submittal process and worked directly with the planning, engineering, building departments at both the city and county levels. Having a background in public administration and urban planning came in handy here. I was the face of Brookfield homes as far as the riverside county planning department was concerned. I developed a professional relationship with everyone I interacted with and loved this job.

I was a part-time planning intern working in the planning department. I learned how to process permit applications and answer planning and development questions from residence, business owners, contractors, and architects. I assisted higher level planners on project inspections and learned how to complete framing inspections. I also learned about coastal commission applications and environmental impact reports. I earned letters of recommendations from both the Senior Planner and Director of Planning for the City of Del Mar. Due to my time at the city planning department, this will always be my favorite city in San Diego County.
