Managing and negotiating dilapidations claims. Ensuring critical dates are monitored and appropriate action taken. Maximise opportunities to generate income from the existing property portfolio. Reviewing lease terms when disputes arise and liaising with Landlords and Managing Agents to resolve. Undertake store inspections in order to identify areas where cost savings are possible e.g. through submission of Section 44A Applications for void space, highlight areas to generate income from the property asset, drive down service charge costs etc. Manage sub-leases ensuring that rent, service charge and insurance recharges are raised in accordance with lease terms. Negotiate additional storage space requirements with Landlords ensuring that best possible terms are secured and arranging/managing temporary storage solutions where appropriate. Liaise closely with the Commercial Finance team ensuring that areas of exposure v budget are managed and corrective action implemented where required.Work as part of a team in ensuring the delivery of the new store acquisition programme to include following up and monitoring the receipt of capital contributions and other post-completion matters.
