As Senior Director – Specialty Leasing, I continue to be responsible for net income and management of CBL’s specialty leasing program. With delight, I work closely with CBL’s mall teams to insure high standards for productivity, occupancy, and visual presentation. My primary focus is income growth through strategic planning, training and education, budget and reforecasting, review and approvals, development and implementation of policy and procedures for the department, and maintaining national and regional relationships. I work closely with CBL's president and executive team via quarterly meetings, budget and reforecast meetings, and participating in various panels for board meetings. Over a 24 month period, I provided strategic and tactical leadership for the design and implementation of CBL’s Specialty L2L program, which was deployed to over 75+ Leasing agents and 100+ support team members (GMs and AAs) over a five month period. Ensured proper building blocks were in place for successful onboarding of the program by creating preparatory training, Pilot program, staggered Cohorts, and required post support. Partnered and collaborated closely with Operation Services to identify opportunities to improve the application, develop workarounds where required, and put good transition plans in place for all parties. Worked diligently with program and project management team to meet the set deadline for full implementation in 2018 and generated regular and timely communications to field and home office. With this CRM program, deal makers have been equipped with a tool that allows for lead generation and management, document creation, high level reporting, and a deal pipeline resulting in transparency across the entire company.

As Regional Specialty Retail Manager, I was responsible for overseeing income generation, deal approval, budgeting, quarterly site visits, and training for thirteen centers in six states.Integral part of the training team for new hires and presented numerous courses and classes during CBL's Sales Conference and annual leadership conference.Responsible for creating, maintaining, and providing training for the department's projection report for budgeting and reforecasting.Assigned to numerous task force committees to identify best practices, motivators through contests and incentives, and training opportunities within the company.Grew specialty income through national and regional accounts resulting in personal income generation of $1-2 million dollars annually.

With the purchase of Richland Mall by CBL Properties, I continued in my role as Assistant General Manager with a focus on overall NOI growth of the property.

Duties as Assistant General Manager included:Responsible for Specialty Leasing program including canvassing, deal negotiation, document preparation, legal changes, achieve budget and income goals, worked with tenants to adhere to visual standards of the shopping center, create marketing materials to promote program and tenants, worked with manufacturers to create RMU's that enhanced the shopping center, rent and sales collection, and networking within the community and with other developers.Assisted the mall general manager in annual budget preparation and lease administration including CAM and RET adjustments, billing, and accounts receivables.Responsible for tenant sales reporting, data entry, reporting, and percentage rent billing.Oversaw customer service employees including polity and procedures, scheduling, and hiring.Dealt with day-to-day communications and interface with tenants, customers, and contractors.

Responsible for creating and negotiating lease agreements for three (3) shopping centers managed by FP&Associates, Inc. Worked closely with the Leasing Agent and outside legal counsel to prepare and negotiate same. Negotiations included all business points as well as legal negotiations. Post lease execution, worked with the accounting department in administrating the leases including calculations of common area maintenance and real estate tax adjustments.

As Permanent Leasing Assistant, I supported the permanent leasing agent in all aspects of procuring tenants for three (3) shopping centers managed by FP & Associates. Duties included preparation of proposals, working closely with legal counsel to prepare and negotiate lease agreements, and coordinated attendance and participated in ICSC functions in support of the leasing team.

Customer Service Representative - Richland Mall, Waco, Texas. Duties included customer assistance, security and maintenance dispatch, issuance of mall gift certificates. Additional responsibilities included marketing assistant duties and general administrative support.
