Voids Inspections Income And Tenancy
CurrentIn my current role, I investigate damp & mould claims on a daily basis. During my inspections I would take all factors and possible causes such as ventilation, water table, moisture, humidity, drying, knowledge of tenants, leaks, structural damage etc. into consideration and engage with tenants to understand the issue and cause. I also utilise protimeter/ hygrometer. Upon conclusion of my inspection, if I have identified works needed in order to fix the issue, I would write a clear and concise diagnosis report, adding pictures, measurements and SOR codes then raise any remedial works- making sure I am involved in the case until completion including post inspection. Working within a multi- discipline area team to provide assistance to team members.- Assisting in consulting internal departments and external organisations in respect of proposals for construction work. -Customer care. - Assisting in the drafting of technical correspondence and consents to applicants and their professional agents in connection with proposals submitted. Identifying areas of non-compliance requiring further action.- Attending meetings and assisting in negotiations with applicants in respect of proposals under the Building Regulations.- Assisting in the checking of plans in respect of applications made under the Building Regulations and the London Building Acts (Amendment) Act1939- Carrying out site inspections of works in progress, under the direction and supervision of the senior colleagues, exercising discretion and tact in the application of requirements. -Conversant with the office’s computerised systems and keep accurate records of actions taken, including site inspections.
