  The Operations Manager is responsible for planning and managing staff activities related to the maintenance and repair functions as outlined in the contract. In this job class I'm responsible for developing and managing their respective budgets, setting goals and objectives for facilities support services, managing the performance of subordinates, and making decisions regarding building repairs and maintenance. This job class requires a comprehensive knowledge of effective management techniques, safety/environmental regulations, building code requirements, electrical systems, heating and air conditioning (HVAC) systems, plumbing, and carpentry.The Ops Manager plans, organizes, and manages the delivery of maintenance and repair services for buildings, structures, electrical systems, utility systems operation, and HVAC systems operation as specified in the contract. They ensure compliance with the terms, conditions, and obligations of the contract and establish a professional working relationship with key contract personnel. Quality control, inventory management, record keeping, and management reporting are also part of their responsibilities.Supervising staff is a crucial aspect of the Ops Manager's role. I ensure that the staff is competent and motivated by hiring, training, counseling, supervising, and reviewing their performance. Additionally, I develop and implement a Preventative Maintenance and Corrective Maintenance program that includes predictive testing and inspection of equipment and systems.The Ops Manager is responsible for scheduling and prioritizing tasks, ensuring adherence to procedures, regulations, and guidelines, and minimizing errors and safety risks. I actively participate in various departmental and other meetings on a regular basis.Supervisory skills are essential for the Operations Manager to effectively hire qualified employees, provide growth and assistance to AbilityOne employees and union employees.
