We serve the commercial real estate world in all stages from initial due diligence and design to development and construction, as well as throughout the ongoing maintenance and optimization of the assets.As a Project Manager at Partner, I preform and manage Property Condition Assessments and Construction Loan Monitoring for both private and government (Fannie, Freddie, HUD) lenders, and real estate investors. During a Property Condition Assessment: I assess the subject property in order to understand the condition of the on-site buildings and the overall site. Assessments typically include, but are not limited to, mechanical, plumbing, electrical, foundation, superstructure, roofing, interior and exterior finishes, pavement, and other site components. Many assessments also include an accessibility review for ADA, FFHA (Fair Housing), and/or Section 504/UFAS across the buildings, apartment units, and site. The assessment of these items are compiled into a report that includes the condition for each component, the life span of the component, and an estimated replacement cost. These costs and timelines are presented in a Immediate Repairs Cost Table and a Replacement Reserve Table (long term), which help the client understand how the condition of the building will impact the asset's financial performance.

As a Architectural Consultant at PM Environmental, I conducted Property Condition Assessments (PCAs), Construction Loan Monitoring (CLM) and assisted in Phase I Due Diligence. Tasks included conducting site walks, city file reviews, preparing reports, and project management.Property Condition Assessments were conducted in accordance with current ASTM E2018 guidelines for lenders and real estate investors. I also worked on Property Condition Assessments for specialty lenders including Fannie Mae, Freddie Mac, HUD, RAD. The assessments included a detailed analysis of building components and a timeline with cost estimates of capital needs expenditure for the property. Assessments included the following items: - Site features (parking, flatwork, landscaping, and site topography and drainage). - Roof coverings, flashing, expansion joints, drainage, and parapet walls - Building materials and finishes (interior & exterior finishes, doors, windows) - Superstructure and foundation - Electrical systems and equipment - Plumbing systems and equipment - Conveyance systems and equipment (lifts, elevators, and escalators). - Fire protection systems (Alarms and fire suppression systems)I also preformed Construction Loan Monitoring (CLM). Construction Loan Monitoring consisted of evaluating a construction project through pre-construction, bidding and award, site observation and job completion. Tasks included: - Examining documentation, budgets, and work schedules - Investigates compliance requirements - Prepare on-site progress and observation reports - Prepare disbursements and monitor invoices and draws.
