Serve as a support To 3.2 million square feet of commercial office space, outer market Management/ Leasing/ Maintenance staff.  Report directly to the Regional Director and to the Research, surveys, data collections, interior and exterior inspections, and budget analysis. Meet financial objectives by collecting rent, forecasting requirements, and scheduling expenditures, analyzing variances and initiating corrective actions. Key Accomplishments:→ Spearhead 3.2 million square feet of multiple new property startups.→ Initiated management and maintenance staff training.→ Maintaining tenant satisfaction and overseeing all aspects of tenant management while assuring the highest possible standards of building maintenance and appearance.→ Rebid and tabulate service contracts and common area management.→ Thoroughly review, understand, and analyze leases, billing and expenses.→ Supervise direct and guide maintenance staff of 110 directs to maximize building sustainability and reduce energy deficiencies.

Serve as City Manager, recognized for initiating operational startup of newly acquired parking management services to property managers, and property owners. Oversee budget of $1-5 million. Provide sound judgment, servant leadership, creative solutions and a commitment to a high level of personal and professional ethics. Manage P&L as well as front-end operations to ensure friendly and efficient daily and special event transactions.
