Develop and execute a 5-year capital plan to strategically manage and augment property assets,ensuring alignment with projected capital expenditure forecasts· Perform daily property walk-throughs, assessing physical assets to maintain optimal operationalconditions and swiftly address any identified issues· Manage property operating expenses within or below budget targets, minimizing negative financialvariances and achieving 15% annual savings through cost control and operational optimization· Oversee all aspects of capital projects and ongoing services, from scoping to project close-out,promoting compliance with service agreements and documentation· Cultivate and maintain partnerships with 20 third-party contracted service providers, facilitatingadherence to Simon’s Purchasing Policy and Code ofBusiness Conduct· Co-manage construction activities with the Corporate Development team, maintaining seamlesscoordination between operational needs and strategic objectives· Identify and eliminate safety hazards for staff, tenants, and customers, overseeing training andregulatory compliance (OSHA, ADA, EPA, etc.) to maintain a secure environment with zero incidents· Provide operations support for special events and holidays, ensuring efficient resource allocation, timelyexecution, and exceptional customer satisfaction

Project ManagementDaily oversight of projects including resource & equipment planning, crew management, routine job inspections, and customer service communications;Coordinate logistical movement of crews and equipment to job sites so that the right people with the right equipment, at the right time are on the job site;Ensure that projects are on budget and on schedule; track project progress and report to office management on a daily basis;Ensure work performed by crews adheres to strict safety standards and company customer service expectations as well as policies and procedures;Get change order/tag sheets signed by customerEmployee ManagementEnsure that crew members are following company policies and procedures;Assist in the development of policies and procedures to improve customer service, safety, and margins based on experience in field;Notify management of any potential human resource management issues and decide on a specific course of action; Verify crew payroll hours if required by Operations Manager;Interface with crew members and office staff in a positive and productive mannerSafety ManagementHold regularly scheduled safety meetings with crews;Inspect job sites to ensure safety guidelines are being met and highlight any potential issues with office and customer; Attend additional safety training as required by customer and or officeClient ManagementDevelop customer relationships and provide excellent customer service;Interface with Project Managers/Superindentants to manage customer requests & expectations;After training, attend customer job walks and estimate job scope, resources, & time to complete project for bidding purposes
