Provide oversight of construction operations for multiple land development communities in order to deliver builders finished lots ready for vertical development * Forecast and review bid costs and schedules for projects * Coordinate with local, state, and federal jurisdictions to receive necessary approvals, permits, plats and as-builts for development * Manage consultants and contractors including engineers, architects, land use attorneys, and construction contractors * Manage and close out surety bonds for municipal inspection during performance and maintenance periods * Coordinate on-site construction activity with subcontractors and field consultants as necessary to ensure proper delivery of contracted scope * Maintain project files and records * Process, review and pay all contractor invoices through bank loan draws * Create, review and track project budgets * Ensure all active construction sites comply with regulatory and safety requirements of jurisdictional agencies and corporate policy * Seek new projects and perform required due diligence planning for acquisition * Perform other activities as needed for specific projects * Serve on HOA board(s) as developer representative

Serve as Lead Business/Financial Analyst for the State of TN’s 10 Million SF Portfolio * Current projects include Project T3 Office Consolidation & Densification, Parking Master Plan * Build, Update & Forecast projected savings from various projects * Develop various financial analysis including: proforma, cost-benefit, break-even, NPV, IRR, ROI * Perform business case analysis for multiple real estate scenarios, including: Transactions, Leasing, Land, Master Planning, Parking Solutions, Construction * RFP development & evaluation * Analyze existing organizational & governmental processes to find improvements * Identify current risks and opportunities for special projects * Assist upper management with reporting and inter-office communication * Currently pursuing MCR designation through CoreNet Global * Active member of the Developing Leaders Group of NAIOP- Nashville Chapter
